Full Details

With detailed planning consent to convert to 4 residential apartments, conversion of stables to 1 dwelling and erection of 1 new detached dwelling. Alternatively offering scope to renovate back to substantial 6 bed house, subject to planning.

Westside House comprises the former Marton Vicarage, a substantial dwelling house dating back to 1847, later extended to include the west wing and coach house / stables in 1873. The property is situated immediately adjacent to St Cuthbert's Church and in the sought after residential area of Marton, close to Stewarts Park.
The property has until recently been in use for business purposes as offices, although limited structural alterations have been made to accommodate this use, and much of the upper floors, including a self contained flat, are in the original layout as habitable floor space.
Many of the period features have been maintained, but the specification is basic and the property is now in need of refurbishment.

The main house is arranged over three floors: ground, first, and second/attic. At ground floor there are a number of attractive period rooms with high ceilings, cornicing and in two rooms large bay windows. The property also incorporates a wide sweeping staircase leading from a spacious hallway. A new single storey extension has been added to the western elevation. At first floor a number of the former residential bedrooms have been converted for office use and there is a self contained flat incorporating sitting room, kitchen, bedroom and bathroom. This flat leads up to the second floor/attic space where there is a further bedroom.

Externally there is a Coach House building adjacent to the eastern elevation of the property incorporating a single garage, workshop and store at ground floor, with attic storage above.

Planning & Development Proposals
Westside House offers potential for conversion back to its original residential use, either as a single family dwelling or to create multiple residential units.

Planning consent has recently been achieved for the latter, to include a conversion of the main property to 4 No. 3 bed apartments, conversion of the stables / coach house to 1 No. 2 bed house, and demolition of the ground floor extension to create 1 No. 4 bed detached house.

A copy of the Listed Building Consent, reference M/LBC/1942/08/P dated 19th January 2009, can be made available via the agents. The consent was granted subject to a number of conditions, and prospective purchasers are advised to ensure they are familiar with these conditions prior to submission of an offer.

As a single dwelling Westside House offers potential to create a substantial 6 bedroomed property with options to convert the Coach House/Stable Block either for additional residential use or home office.

For highway related queries please contact the Highway Authority on Tel: 01642 728 156.

We have discussed with planning officers the potential for conversion of Westside House into a single dwelling, and were advised that such a scheme would be generally supported, subject to a formal planning application. The vendors intend to submit an application which will run alongside the marketing of the property.

Westside House is listed Grade II. The property also lies within the Marton village and The Grove Conservation Area. The property is located within an area identified in the Council's Local Plan for residential purposes, and as such any future change of use for residential will be consistent with the residential use of the surrounding area. The existing use of the property is Class B1 office use.

For further information relating to alternative uses for the property, or relating to any planning or development matter, please contact Middlesbrough Borough Council Planning Department on Tel: 01642 729377.

Situation
Westside House is situated just off the A172 Stokesley Road, on the south side of Middlesbrough, in a sought after residential area close to Stewarts Park and The Grove.

Access is via a private roadway leading from the public highway, past St Cuthbert's Church which lies to the immediate north of the property.

This area of Marton offers the convenience of close proximity to Middlesbrough centre, approximately 4 miles, whilst being situated on the more rural southern edge of Teesside, a short drive from the Cleveland Hills, North Yorkshire Coast and the market towns of Guisborough approximately 7 miles and Stokesley approximately 6 miles

Outside
The property incorporates extensive lawned garden area to the south side of Westside House, incorporating some mature trees and hedging. To the north of the property is a gravel driveway which also incorporates a public bridleway, running east-west, beyond which is a grass paddock extending to approximately 0.5 acres (0.2 ha). The paddock adjoins St Cuthbert's Church, the new vicarage, and backs onto residential properties on Columbine Close.
