The site comprises a regular shaped parcel of land which is surrounded by other residential property and most recently used as a training ground for Middlesbrough Football Club.  
 
Access to the site is via Hutton Road, a residential street running to the south of A1085 Longlands Road.  
 
The current planning consent is a detailed consent incorporating 75 dwellings on a net site area of some 4.72 acres, with a further 3 
acres reserved for public open space.  
 
Subsequent consultation has taken place with Council Planning officers to consider an increase in site density to in excess 90 units, incorporating part of the land currently identified as POS. We are led to believe that such proposals would now be considered 
favourably, clearly subject to receipt of all associated consents. The consented scheme incorporates a variety of two and three bed 
terraced, semi detached and detached dwellings together with two bungalows. 
A summary of both the approximate gross internal areas are available upon request. 
 
The site extends to some 7.72 acres (3.126 Ha). Of this approximately 4.72 acres is proposed as net developable, with the remaining 3 acres reserved for Public Open Space under the terms of the planning consent.

Middlesbrough is a modern university town with easy access to the A19 offering commuting to the north and south, good rail links and two international airports Durham Tees Valley and Newcastle serving the region.
