Plans have been drawn up by award winning local architects James Denholm Partnership for the construction of an enchanting traditionally styled cottage which will fit neatly alongside the older houses in the village.  
 
Internally, however, the house will allow for a more contemporary lifestyle with a spacious dining kitchen and a sitting room both opening onto a sheltered veranda behind the house. The master and guest bedrooms are both ensuite with two further bedrooms sharing a bathroom. It is proposed that the house will be finished with a mixture of rough cast and timber clad elevations, natural slate roof with stone flagged path and driveways. Grey bands around the windows will give the house pretty traditional character. 
 
The plot extends to approximately 0.21 acres which extends behind the house and is enclosed by hedging and a stone dyke. It has open views up to the hills.
 

 
Situation
The building plot is situated in the picturesque village of St Fillans on the eastern edge of Loch Earn. The pretty Victorian village has a shop, a church, a sailing club, a delightful 9 hole golf 
course (to which residents of the village are offered membership) and 3 hotels. Just over 5 miles away, the neighbouring village of Comrie has a wider range of shops and services including a newsagent, a pharmacy, a delicatessen, the popular Royal Hotel, a bank, a post office, a medical centre and a primary 
school. Stirling (34 miles) and Perth (29 miles) offer a more comprehensive range of services.  
 
There is a regular bus service running through St Fillans and trains run from both Perth and 
Stirling to Glasgow, Edinburgh and London. Both Glasgow and Edinburgh are easily accessible by car being only 60 and 64 miles away respectively. 
 
As the eastern gateway to the Loch Lomond and the Trossachs National Park St Fillans is ideally placed for those who enjoy the outdoors. Sailing, waterskiing and kayaking are available on Lochs Earn and Tay. There is brown trout fishing on nearby lochs and reservoirs and salmon fishing is popular on the River Tay and its tributaries. There are numerous walks, cycle paths and public rights of way which are easily accessible from Ingleside 
and the slopes of Ben Vorlich rise up from the side of Loch Earn. 
 
In addition to a course at St Fillans, there are golf courses at Comrie and Crieff. Gleneagles Hotel (22 miles) has extensive sports facilities including the Jackie Stewart Shooting School 
and three famous golf courses; the Kings, the Queens and the Monarch. 
 
There is a primary school in Comrie and high schools in Callander and Crieff. Private schools in the area include Glenalmond, Morrisons Academy, Ardvreck, Craigclowan, Kilgraston and Strathallan.
