Arup Group Limited, advised by Strutt & Parker, has bought in the freehold interest in their headquarter office at 13 Fitzroy Street, London, W1 from Derwent London for £60 million, reflecting a net initial yield of 7%.
The property is fully let to Ove Arup & Partner International Limited on a lease expiring in 2023 at a rent of £4.46 million per annum.
The property, located at the junction of Fitzroy Street and Howland Street, consists of 92,484 sq ft of accommodation spread over eight floors and underwent a comprehensive redevelopment in 2005 as the first of a three phase scheme, which on completion later this year will provide a total of 240,000 sq ft.
