According to a leading website for the estate agency industry www.lonres.com, Strutt & Parker sold more houses in 2008 than any other agent in Kensington, W8 and more houses than nearly all other agents in Chelsea, SW3. Between £4-7m in SW3 we sold more houses than any other agent. According to Land Registry data eight houses were sold in the price range £2-3m in SW3 of which Strutt & Parker had sold five. Across all London offices we achieved 97.75% of their clients’ combined asking prices.
During 2008 other agents recorded a total of 11 house sales over £10 million in prime Central London. Over that period Strutt & Parker sold seven houses over £10 million in The Royal Borough of Kensington and Chelsea and The City of Westminster.
In the fourth quarter (Oct-Dec) market activity showed a significant increase in the number of sales being agreed in our Central London offices. In SW3 alone 22 sales were agreed over the period. Particularly with a weak Sterling, buyers are quick to recognise the opportunities that exist following widespread reductions in property values throughout the capital.
Early signs in the first two weeks of 2009 were very encouraging indeed, the first sale being agreed in the first half hour of the new working year.
