Valuations for leasehold enfranchisement
We are experienced in advising private clients in relation to the extension of their leases, or the acquisition of a freehold interest.
Not only do we provide initial valuation advice, but we regularly negotiate terms on the client’s behalf. Most enfranchisement applications are agreed without dispute but following sensible and constructive negotiations. This is a complex area of law where there are a number of options open to any leaseholder. Our valuation team will quickly be able to ascertain your rights under the various acts and advise promptly on the best way to proceed.
Lease extensions
Extending the lease of your flat is a worthwhile exercise as it protects the value of your investment. You have the right to extend the lease of your flat if you have owned for two years or more. If you are buying a flat, you can ask the seller to serve a notice (provided they have owned it for two years) and assign the benefit of that right to you as part of the sale.
Buying your freehold (flats)
If you are in a flat, you can buy the freehold of the building collectively with other lessees. There are specific rules and restrictions depending on the property. We have successfully acted on behalf of lessees of buildings in many different locations.
Buying your freehold (houses)
You can buy the freehold of your house, in most cases, if you have owned it for two years.
