Sackville Property Developments Limited, advised by Strutt & Parker, is to develop a new 40,000 sq ft office headquarters within a 12 acre landscaped site at Milton Park in Egham, Surrey.
Formerly the European headquarters for SC Johnson the property comprises the main Manor House and some out buildings as well as a residential property known as South Lodge which will be sold separately.
Demolition of the current properties on the site is set to go ahead at the beginning of February, with the construction of the replacement new office headquarters to begin in mid March. Practical completion of the scheme is scheduled for February / March 2009.
Mike Bracken of Sackville said:
“We are very pleased with the purchase of this site. Our aim is to provide an outstanding product for an occupier that maximises the benefits of the exceptional mature landscaped environment and its proximity to all Heathrow terminals and to junction 13 of the M25 Motorway. We believe we will be one of only a few developers to build into a market that will have a shortage of Grade A quality buildings delivered during 2009.
Strutt & Parker’s Jamie Renison, Partner, National Markets – Office Agency, said:
“Staines and Egham have shown very strong levels of take up over the last 12 months and positive rental growth. There are very few new schemes in the pipeline and Milton Park will offer an occupier an exceptional opportunity for a new Headquarters. This development will have the additional benefit of being available on either a Freehold or Leasehold basis.
The development is being financed by a loan facility being provided by the Bank of Ireland.
GVA Grimley advised SC Johnson.
