Aviva reaches the Pinnacle with Reading office scheme

Aviva Investors, advised by Strutt & Parker and Lambert Smith Hampton, has let 14,719 sq ft of office accommodation at Pinnacle, 20 Tudor Road, Reading, in three separate deals in the space of six months.

Details of the deals are as follows:

• AXA UK, the pension and insurance provider, has taken the fourth floor totalling 7,761 sq ft on a 5 year lease, at a rent of £23.50 per sq ft. Lambert Smith Hampton advised AXA UK.

• Catalina Marketing Ltd, the behaviour-based marketing service provider, has taken part of the third floor totalling 4,258 sq ft on a 5 year lease at a rent of £23.75 per sq ft. Cushman and Wakefield advised Catalina Marketing Ltd.

• Macquarie Group Services Australia Pty Ltd (UK branch), has taken part of the second floor totalling 2,700 sq ft on a 5 year lease at a rent of £23.75 per sq ft. CBRE advised Macquarie Group Service Australia Pty Ltd.

Pinnacle is a prominent, Grade A office building located within 200 yards of Reading station and a short walk from the town centre amenities. The property consists of 42,100 and these new tenants join existing tenant Buck Consultants leaving only 16,700 sq ft of available accommodation in the building.

Matt Willcock, of Strutt & Parker’s National Markets – Office Agency team, adds:

“In recognition of a changing Thames Valley market the team’s strategy altered to accommodate tenants seeking smaller amounts of space in the town. By adapting to this change and by offering the building on a floor by floor and part floor basis, we have had great success in letting approximately 65 per cent of the building in a short period of time. In addition, there is good interest in the remaining 16,700 sq ft within the building.”
