The weather maybe cooling at this time of year but temperatures are certainly on the rise for the Maidenhead office market. According to the latest research from property consultants Strutt & Parker, rents are on the up, which is largely down to the limited availability of new grade A office space in the area.
Jeremy Rodale, Partner, Strutt & Parker’s National Markets – Office Agency explains:
“In the last six months we have seen a rise in the demand for new Grade A office space in Maidenhead, and this has been made very prevalent as there is currently a severe drought in supply for this type of accommodation. The only new office scheme in the market at present is ING Real Estate and Bell Hammer’s Room 404, Norrey’s Drive. This has 33,315 sq ft of office space available, and the only one of its kind until mid 2008.”
Room 404, which reached practical completion in March of this year, is a newly built four storey office scheme located just off the A404 and 1.5 miles from the M4. The building is the first phase of a larger redeveloped area on Norrey’s Drive providing the town with new local offices.

“Room 404 is an attractive option to both UK and multinational companies as the Maidenhead location provides excellent transport links into Central London and Heathrow. The quoting rent for the property is £32.50 per sq ft.”
