High-spec, contemporary home with wonderful views over the surrounding countryside

Built in 2009, 3 The Lane is a thoughtfully designed family home extending to about 359 square metres (3,800 square foot). It was designed by the award winning Perthshire architects, James Denholm Partnership, and built by Stephen Country Homes to create a traditionally styled house finished with a mixture of render and stone cladding beneath a slate roof. It has excellent levels of natural light which spreads throughout the house with its interlinking doors and full height windows.

The main reception rooms on the ground floor provide excellent space for entertaining whilst the design ensures that the rooms can be closed for a cosier environment. The kitchen is spacious with oak fitted cabinets beneath granite work surfaces with a good range of integrated appliances including two dishwashers, an electric range cooker with gas hob, a microwave, twin sinks and a spacious island. The breakfast room is adjacent to the kitchen with double French doors leading out to a terrace, ideal for al fresco dining. The sun room lies on the other side of the kitchen and is currently used as a small sitting room and formal dining area and as it links into the drawing room it provides a wonderful area for formal entertaining. In contrast the den provides the ideal environment to relax in with its open fire and bar area, ready for those who enjoy watching sports or to relax in after dinner. The office can convert into a fifth bedroom and is conveniently located immediately adjacent to the downstairs bathroom and together with the den would provide an ideal apartment for an elderly relative or guest.

The curved staircase leads up to a wonderful galleried landing with gas fire. With its excellent levels of natural light, it is currently used as a library. The master bedroom suite is generously proportioned with a cathedral ceiling and triple aspect views, although the principle view is over the balcony and across the valley. The dressing area has handcrafted wardrobes with plenty of storage before opening into a luxurious bathroom with twin sinks, large shower and double ended bath. There are three further good sized double bedrooms with en-suite showers and a smaller nursery currently used as a study. The attention to detail is evident throughout the finish of the shower rooms with recessed shelves in each shower, fully tiled rooms and natural light to each room (two via roof sun tunnels).

Garden The garden extends to just over 0.8 acres and approached through a beautifully crafted stone wall. The garden is principally lawn with some herbaceous borders and paved terraces, which are perfect for barbecues and outdoor entertaining. The gravel driveway incorporates a full turning circle at the front entrance and leads round to the double integral garage with electric up and over doors.

Situation

3 The Lane lies in the upmarket Clathymore Executive Development outside Tibbermore in the Strathearn Valley. There will be 42 family houses, all designed by The James Denholm Partnership, set in about 60 acres of grounds. It has a wonderful rural location whilst only being 8 miles from the city of Perth and 9.5 miles from Gleneagles train station. The closest village is Madderty which has a primary school while Methven provides some local shops and a tennis club. In keeping with a city, Perth has a comprehensive range of high street shops, supermarkets, cultural opportunities, restaurants, professional services and travel links, along with a concert hall, several art galleries and a racecourse.

3 The Lane has good transport links with the A9 trunk road (2.5 miles) offering rapid access to the national motorway network and the airports at Edinburgh, Glasgow and Dundee which has scheduled flights to London. Trains from Gleneagles and Perth allow for an easy commute and the airport at Dundee offers regular flights to London Stanstead airport and then onto other destinations.

In addition to the local primary and secondary schools, there are a number of private schools in the area including Glenalmond College, Strathallan, Kilgraston, Craigclowan, Morrison’s Academy and Ardvreck.

For those who enjoy field sports, fishing is available on the nearby Rivers Earn and Almond and pheasant and grouse shooting is available for lease in the area. The dramatic glens of Perthshire and The Trossachs offer superb opportunities for hill walking, mountain biking and bird watching. 3 The Lane is well placed for those who enjoy leisure activities such as racquet sports, horse riding and swimming which are available at both Crieff Hydro Hotel and the renowned Gleneagles Hotel. There are popular local golf courses in Crieff, Muthill, Comrie and St Fillans and Gleneagles is home to three of the world’s finest golf courses including the PGA Centenary Course, venue of the 2014 Ryder Cup.
