A handsome Grade II Listed Georgian farmhouse within easy reach of Canterbury and the coast.

With origins believed to date from around 1830, Yorkletts Farmhouse is a charming Georgian property recently restored to its former glory using traditional building methods and materials, with a focus on preserving and re-instating period features to provide a fine collection of elegant and distinctive rooms. Character features include rustic brick-weave and exposed timber flooring, vintage fireplaces, pocket shutters to the sash windows, brace and latch doors and panelling to walls, all showcased against a delightful mix of botanical and nature-inspired wallcoverings by William Morris.

The ground floor comprises two front aspect reception rooms of classic Georgian proportions: a study with an open fire and large sash windows overlooking the garden, together with a relaxed and welcoming sitting room. The office has French doors that open to the rear courtyard; there is an adjacent shower room. A stunning formal dining room, with open fire and French doors to the garden, provides the perfect environment for entertaining.

In the adjoining kitchen/breakfast room, a vaulted ceiling with exposed beams enhances the open ambience of this sociable setting. Fitted with wall and base level units and centred around a red Aga with red-tiled splashback within the mantel surround, the kitchen enjoys a south-westerly outlook over the garden and benefits from an adjoining larder.

The rear hall provides access to a studio room with en suite shower room, which provides a useful annexe.

The property offers five first floor bedrooms, each with a pared back style and spacious feel to them. The well-appointed family bathroom completes the accommodation. The rear bedrooms give far reaching views over the estuary.

This property has 0.33 acres of land.

Outside

white pedestrian gate set within red brick pillars allows access via the brick-weave pathway to the entrance door, whilst a white, five bar gate to the side offers a vehicular route to a parking area at the rear.

The garden is laid to lawn, interspersed with specimen trees, with borders containing a selection of pretty flowering plants and shrubs, and in the spring becomes a beautiful flowering meadow. There is also a pond. Paved terracing adjoins the south-west facing side of the garden, offering opportunities for outdoor dining and relaxation and a potting shed provides a retreat for the green-fingered.

Outbuildings comprise a large timber workshop with versatile-use options and a summerhouse which offers a sheltered spot to sit and enjoy the garden throughout the seasons.

Situation

The hamlet of Yorkletts is situated to the south-west of the popular seaside town of Whitstable, which offers a wide variety of independent shops, bars, restaurants and cafes. The town is also famous for its working harbour and oysters, which have been collected in the area since Roman times. Leisure and cultural amenities include excellent water sport facilities, a leisure centre with swimming pool, art galleries and Whitstable Castle.
