A sporting, agricultural and forestry estate .

Lying at the east end of the estate, this lot is a sporting, forestry, agricultural and residential estate extending to about 2,227 acres in total. The residential element comprises a detached house with a fine position and two pairs of semidetached cottages.

The detached house is a two-bedroom property called Crichieburn which has an exceptional elevated position facing southeast. Having previously served as gamekeeper’s accommodation, it has an enclosed garden in front of the house and a wooded copse to the rear. There is also a kennel and log store to the rear. The cottage is available with vacant possession. With its peaceful position and fine outlook, this site has potential for the development of a principal house serving the East Fasque Estate, subject to obtaining the appropriate consents.

Lying several hundred metres to the east of Crichieburn are two pairs of traditional semi-detached two storey cottages called Newbigging Cottages 1 to 4. Cottages 1, 3 and 4 each have two bedrooms. Cottage No 2 is currently uninhabitable. In terms of sporting, this lot includes the eastern half of the Fasque grouse moors extending to about 1,108 acres of hill ground in total. With vehicular access via a network of hill tracks, this is a one day moor butted for five drives. With the position of these moors being on the eastern extreme of the Scottish Highlands, the views from the moor across Kincardineshire and Angus to the North Sea coast are truly exceptional making this moor one of the most panoramic places to shoot grouse anywhere in the UK.

The valley of the Burn of Garrol on the eastern boundary provides the ideal setting for driving red-legged partridges of superb quality. Adjoining the southern edge of the hill is a significant extent of coniferous forestry which has been harnessed for the purposes of driving pheasants.

In tandem with the smaller areas of woodland and shelterbelts on the low ground within this lot, there are more than a dozen existing pheasant drives within this lot including signature drives such as the Garrol, the Pylon, Matthew’s Paddock and Matthew’s Top.

With such an extent of woodland, this lot also provides first class roe deer stalking. The woodland and forestry element includes compartments of mixed age commercial coniferous forestry on the mainly south-facing slopes between the hill and low ground, together with several shelterbelts and some plantations of young woodland amidst the low ground.

Managed as a commercial crop, there is good vehicular access for timber extraction and management purposes.

Within this lot, there is one plantation of Nordman fir Christmas trees let to the Fasque Christmas Tree Partnership (FCTP). The agricultural land within this lot is of grade 32 quality comprising brown calcareous soils and podzolic rankers.

Having formed part of the subjects of the Fasque Estate SLDT, vacant possession of the agricultural land within this lot is available from 1 November 2016.

This property has 2227 acres of land.
