A stunning Grade II Listed townhouse with south facing garden

Dating from the 18th century, 2 Market Square is a handsome double fronted home offering flexible and beautifully presented accommodation arranged over four floors.

Having been recently, and very sympathetically, modernised by the current owners, the property still exhibits many attractive period features including sash windows, exposed beams, stunning original timber floorboards throughout and original open cast-iron fireplaces.

The ground floor accommodation flows from a spacious reception hall with a beautiful bay window, a cast iron open fireplace and a useful inter-connecting boot room. Adjacent is a spacious part-panelled sitting room with a fireplace and large bay window looking out over The Square. There is also a generous family room, a large library with an open fireplace, a well-proportioned office with original tiled flooring and French doors leading out to the terrace. There is a useful utility with a range of fitted wall and base units having a quartz worktop and a double Belfast sink.

From the office a door leads to the cloakroom with WC, whilst a door in the inner hall leads down to four useful cellar rooms. The striking 18th century staircase rises to the first floor which features a generous dining room with open fire and windows to the front.

The kitchen/breakfast room has a range of wall and base units, wooden worktops, modern integrated appliances and space for a sizeable table, being elevated, there are lovely views from here towards the surrounding countryside.

The first floor accommodation is completed by a spacious double bedroom with and a large family bathroom with exposed wooden flooring, twin wash basins, a freestanding bath and separate walk-in shower. The property’s three remaining double bedrooms can be found on the second floor, together with a dressing room with a large second family bathroom with freestanding bath.

Outside

The property has incredible kerb appeal and is accessed from The Square via a central door with attached Doric columns. To the rear is a beauitful south facing garden, with a spacious paved terrace, ideal for entertaining and al fresco dining and offering far-reaching views over the surrounding rolling countryside. Steps, flanked either side with well stocked flower borders, lead down to the lawn, which is edged with mature plants and shrubs. The property also benefits from a large redbrick former wash house outbuilding, currently used for garden storage, although subject to the necessary planning consents could be suitable for a variety of uses.

Situation

The property is situated at the heart of the historic market town of Bromyard, which is surrounded by glorious Herefordshire countryside. The town has a wide variety of amenities, including a post office, church, pubs and restaurants, as well as independent shops. Leominster and the cathedral cities of Hereford and Worcester are all within easy reach and have an extensive range of amenities. Communications links are excellent with the M5 at Worcester about 17 miles away. The town has a good variety of both primary and secondary schools, as well as local independent schools.
