A characterful and contemporary architecturally renovated Grade II listed four bedroom period ‘Sussex pink’ period cottage with open plan sitting/dining/kitchen area by Kenton Jones, set within 2.38 acres of mature gardens, paddocks and grounds.

Originally believed to date from around 1490 this period cottage was sensitively extended and renovated in the 1990s, under the supervision of an architect, and is Grade II listed. The stylish juxtaposition of the period and the modern has been seamlessly achieved using a sympathetic layout, natural materials including terracotta, elm and maple and now offers gracious family accommodation.

Situated within attractively landscaped rear gardens, including a sunken courtyard, vegetable garden and further paddocks, this spacious and well planned home has gracious and versatile internal accommodation. The property has been sympathetically renovated with a Sussex pink exterior to the original cottage and bricks, reputed to have been used in the restoration of Anne Hathaway’s Cottage at Stratford upon Avon, to the modern wing. The windows have all been replaced using Velfac in wood and aluminium.

The solid elm front door opens to the vaulted reception hallway with exposed beams, courtesy door to the integral garage and double height windows to the courtyard. The Fired Earth terracotta tiled floor extends throughout the ground floor and coordinates with the exposed feature brick. Leading from a period style oak latch door the drawing room is triple aspect and is the whole ground floor of the original cottage. This charming and large entertaining room features exposed bricks, beams and an inglenook fireplace with log burner. The heart of this property is the superb kitchen/living dining area offering a triple aspect with both garden and rural views as well as double height windows and doors to the courtyard. The kitchen has been refitted by Kenton Jones using a contrast of wood effect and textured concrete effect units under both wooden style worktops and a solid Quartz worktop with inset stainless steel sink with boiling water tap. The integrated appliances include Neff ‘hide and slide’ oven, combination microwave, warming drawer, dishwasher and full height fridge. The hob, with extractor fan, is located in the 3m long island with stainless steel plinths and contrasting plinth lighting. The dining area is distinguished with a part vaulted ceiling and has courtyard views. The sitting area is defined with a lower ceiling, making an intimate space with inset spiral wine cellar.

The utility room, double door cloaks/storage cupboard, integral single garage and W.C. completes the downstairs accommodation. The open tread bespoke glass and maple staircase rises from the vaulted reception hall to the first floor. The light flooded landing radiates off and acts as a bridge between the contemporary and the period. The principal bedroom suite is in the original cottage. The en suite bathroom, with velux windows, bath with shower attachment, WC and basin leads to the bedroom. This charming principal bedroom has feature exposed beams and exposed brickwork. There are three further double bedrooms, two with fitted wardrobes and a family bathroom with shower cubicle, bath, W.C. and inset basin.

This property has 2.38 acres of land.
