Virtual tour: A charming cottage with useful outbuildings, in a peaceful rural setting

Quilters Cottage is a charming detached period property situated in the heart of an Area of Outstanding Natural Beauty and within easy reach of the historic city of Canterbury. Extended over time, it is understood to have started life as a farm workers’ cottage and dates from the mid-1700s. The property retains great character and sits in a generous garden.

The front door - with a covered store to one side - opens to a bright entrance lobby/utility area lit by a skylight. Beyond this the kitchen is arranged across the back of the house with windows looking out towards the garden. The kitchen is fitted with a range of wooden units, providing plenty of storage, and is open to a breakfast room with ample space for a good sized table. Terracotta tiled flooring runs throughout this space.

A generous double reception beam occupies the older portion of the house where a wall loosely divides the sitting and dining rooms, both of which are double aspect and have exposed timber beams. The sitting room has an impressive inglenook fireplace, which houses a wood- burning stove.

A ground floor bedroom has a shower room conveniently located across the hallway. Stairs rise and open directly into the principal attic bedroom which has exposed beams and eaves storage. To the far end is an en suite bathroom with a free standing bath.

This property has 0.3 acres of land.

Outside

A five bar gate opens to Quilters Cottage and an area providing plenty of parking.

To the front of the cottage the gardens are laid to lawn interspersed with trees. A further gate leads to the side of the house and three of the outbuildings, including the summer house, garage and workshop.

Behind the house is a sheltered gravel courtyard with a greenhouse which overlooks the paddock and meadow. A stable sits to the far end.

Situation

The property is situated in a lovely rural location to the south-east of Canterbury. There is a thriving village community, with a public house and church. The adjoining village of Barham has a village shop and primary school, with Canterbury offering a wide range of educational, leisure and shopping facilities.

The village is well placed for road and rail links, with the A2 about three miles away and linking to the M2 and wider motorway network. Canterbury offers two stations with stopping services to London Victoria and Charing Cross and access to the high-speed service to London St Pancras (taking under an hour) from Canterbury West. The area has good access to the Continent.

Directions

From Canterbury city centre: Leave on the A2050/New Dover Road southeast. At the roundabout, continue straight ahead, remaining on the A2050/Roman Road. Join the A2 coastbound and after 1.5 miles take the exit towards Kingston/Barham/Bishopsbourne. Turn right onto Coldharbour Lane, then turn right and immediately left onto Frog Lane. Continue onto Crows Camp Road and after 2 miles, turn right onto Westwood Road. You will find the property on the right-hand side after around a mile.
