2 fully serviced building plots with planning consent in St Catherines with spectacular views over Loch Fyne.
 

The site is divided into 2 separate plots 1 & 2. 
The plots have the benefit of an outline planning consent (reference number 06/02130/OUT). Consent has been granted to erect one dwelling house per plot and the council has also approved reserved matters (ref 0800937/REM) being the formation of vehicular access and installation of two septic tanks. 
 
In order to satisfy the conditions contained in the outline planning permission a topographical survey and tree survey have been done, the road and footways plans have been approved and have been installed. The SEPA foul and water surface registration has also been completed. 
 
The services now completed are: 
 
1.Access road which is tar sealed at the entrance point; 
2.Pavement adjacent to both plots; 
3.Drainage channels dug to remove waste water. 
4.Ducts for both electricity (to the rear of the sites) and ducts for water connection at the front of the sites; 
5.Registration by SEPA for septic tanks; 
6.Tree survey  
 
Copies of the planning consent (which contains conditions) are available from Strutt & Parker. 
 
The subjects will comprise individual plots with rights of access over a new road created by the seller. Each plot title will be subject to a Deed of Conditions. This will govern common responsibilities, burdens, and reservations. 

 

 
Situation
The building plots are situated in the small Argyllshire village of St Catherines. There are 2 plots, both of which have views across Loch Fyne to Inveraray and the hills and mountains beyond. Inveraray was the first planned town in Scotland built circa 1746. 
 
There is Scottish National Heritage woodland behind the plots which is a site of Special Scientific Interest (SSI). There is also a waterfall in the woodland. 
 
The village of St Catherines is a scenic coastal hamlet of only a few houses. The neighbouring village of Strachur has local shops and services that cater for most everyday needs and requirements. Glasgow is about 55 miles and 
offers a full range of higher and further educational services as well as all the cultural and professional services normally connected with a major city. 
 
Dunoon is approximately 23 miles away and it is approximately 50 miles via Loch Lomondside to Glasgow Airport. Primary schooling is available at Strachur (4 miles) and secondary schooling 
is available at Dunoon 23 miles. The nearest independent school is Helensburgh at 35 miles. 
The A83 & A82 provide access to central Scotland. Arrochar has a main line rail station with a service to and from Glasgow city centre and a sleeper to London. 
 
The area offers much in the way of outdoor pursuits including cycle routes, challenging hill climbs, walks and several golf courses. The recently established Cowal Way stretches from Portavadie in the West and travels eastwards for 31 miles through some of the most dramatic and picturesque sea and landscapes in the west coast. 
 
Sea, river and loch fishing are also available in the area as are a number of commercially run shoots. Some of the local estates allow stalking by arrangement. 
 
For sailors the sea lochs of the west of Scotland offer safe anchorages as well as spectacular coastal sailing; there are marina and chandlery services at Rhu, Inverkip and Dunoon. Terms may be negotiated for sailing craft to be anchored at the nearby jetty, and for fishing rights on the loch, both of which belong to the seller
