Holly Cottage lies in a rural position just over 2 miles to the south east of the pretty village of Framfield, with its church, primary school and public house. Uckfield is about 3 miles, and offers a good range of local shopping facilities, schools and a mainline train station to London.  
 
The larger regional centres in the area, Lewes and Haywards Heath are about 9 and 141/2 miles respectively, both providing a good range of shops and facilities, together with mainline train services to London.

Holly Cottage has a driveway, which provides parking for several cars, with a garage and carport to one end. From the parking area double wooden gates give access to the garden, from which a paved path bound by lavender leads through the garden to the house.
