Full Details

About 50 acres situated in the stunning Stirlingshire countryside and includes a flight pond and salmon fishing on the Endrick Water.

Land
The land is currently down to grass leys and barley with a small parcel of woodland and winter rape and kale. The land rises from approximately 70 metres to 90 metres above sea level at its highest point. It yielded an average of about 2.0 tonnes per acre for recently cropped barley and has the capacity to carry 75 ewes with 150 followers. The majority of the land is classified as 4(1) according to the Macaulay Institute for soil research.

The land is gently undulating and is ring fenced and bound by wire fencing which has recently been fully upgraded and is suitable for retaining sheep and cattle. The fields are of a good size and shape for agricultural machinery and are well served by a network of internal farm roads and tracks with two access points to the main road. A hard surface on the Endrick Water provides access to one field on the other side of the river.

The majority of the land is let on an informal seasonal basis for grazing to a neighbouring farmer. The agreement terminated on 15 March 2009. 25 acres were let for barley to another local farmer. This agreement terminated after the 2008 harvest.

The owner's private airstrip is positioned to the north of the farm.

Fishing - Endrick Water
The Endrick Water rises in the Gargunnock Hills and flows into Loch Lomond. The Endrick Water is a classic West Coast spate river and has a good reputation of a strong late summer/autumn salmon run. The Netherton of Glenboig Fishings extends to about 521m of double bank fishing for salmon, sea trout and brown trout. This water has been lightly fished in the recent past and there are no catch records.

The fishing is currently let to Loch Lomond Angling Improvement Association (LLAIA) on a seasonal basis. Rental for 2008 was £720 plus 2 permits for the whole of LLAIA's fishings.

Please note the sale of Netherton of Glenboig Lot 2 will not take place ahead of Lot 1.

Situation
Netherton of Glenboig is situated in a very attractive rural location 1.4 miles to the west of Fintry. The property benefits from stunning views towards the Campsie Fells and Fintry Hills while also benefiting from a secluded setting. The surrounding countryside is renowned for its beauty coupled with good accessibility to Glasgow, Stirling and the national motorway network.

There are local services in Fintry, Killearn and Balfron while both Glasgow and Stirling offer a wide range of shopping, leisure and cultural facilities. An international airport west of Glasgow provides regular flights to UK, European, North American and Middle East destinations. Edinburgh and its airport are also easily accessible.

There is a good range of schooling locally with a primary school in Fintry, a private nursery and primary school in Killearn and primary and secondary schooling at Balfron. There are a number of private day schools in Glasgow with boarding schools at Glenalmond, Strathallan, Dollar, Kilgraston and Beaconhurst.

For the sports enthusiast, Loch Lomond (14 Miles) is a huge attraction. The loch offers sailing, water-skiing, jet biking, fishing and a variety of beautiful walks. The nearest golf course is at Balfron. The local area has an abundance of sporting facilities in addition to the shooting, stalking and fishing opportunities on the farm.
