Strutt & Parker advised Coca Cola Enterprises on the acquisition of their new global headquarters building in Uxbridge.

CCE have been in Charter Place in Uxbridge for 25 years and the building was coming to the end of its lease and economic life.

Strutt & Parker advised on the corporate strategy for either staying in the existing premises and expanding or relocating to new premises and taking advantage of the weak market conditions.

Strutt & Parker identified a shortlist of four opportunities within the search area and carried out detailed cashflows on all the shortlisted buildings before negotiating competitive market terms for the preferred option.

Bakers Court is a 30 year old building built on the existing bus garage and is a complicated piece of real estate. Strutt & Parker provided development consultancy advice for CCE on the possibilities of them taking a new lease on a comprehensive back to frame refurbishment that would provide them with a new self-contained Headquarter building in the centre of Uxbridge. As part of the strategy, Strutt & Parker helped negotiate a clean exit from Charter Place and seamless transition into a newly completed building at Bakers Court that dovetailed with the lease expiry on their existing premises.
