Summary

  • Average English arable values up to £8,813/acre although some sales at premium prices have heavily influenced this figure.

  • 14% more land launched to the market in Q4 2012 compared to Q4 2011.

  • Farmers continue to dominate, buying 40% of land sold in Q4 2012.

  • Continued lack of supply and high demand is projected to keep land values increasing through 2013.

Land values continue to increase

Average land values in the last quarter of 2012 took quite a leap forward. Arable land per acre increased by 10% on the previous quarter. This can be attributed to a handful of premium value September sale launches being completed just before Christmas which heavily influenced the average figure due to the lack of transactions in the fourth quarter. Additionally average pasture per acre increased by 14% on the previous quarter.
