A charming period house with beautiful gardens
269 Banbury Road
The Chestnuts is a Grade II Listed late 17th century detached residence with thatched roof and has been extended and recently sensitively updated to provide almost 2,300 sq. ft. of well-presented accommodation with a wealth of retained character features including beams throughout. Downstairs, the large sitting room features an inglenook fireplace with woodburning stove, and opens into a large, double aspect dining room. A book-lined gallery leads to the study and boot room. The bespoke kitchen by John Lewis of Hungerford has a range of fitted units incorporating a range cooker and modern appliances, and leads into the glazed, triple aspect conservatory/breakfast room, with fitted blinds and French doors to the grounds. A utility room and cloakroom lie next to the kitchen/breakfast room. The first floor accommodation is accessed from two separate staircases, one leading to a spacious master bedroom with a dressing area and an en suite bathroom, and the other giving access to two further well-proportioned double bedrooms. The large family bathroom has recently been refitted with a bath, walk-in shower and Fired Earth tiles matching those in the en suite.
The modern Jacobean garden on the south side was designed by a multiple Chelsea Gold medal winner and combines yew and beech topiary with well-stocked cottage flowerbeds. The garden to the north side contains a lawn with seating areas, several mature birch trees and a wildflower meadow, and opens on to fields and views of open country. The large outbuilding (375 sq ft) on the south side currently used for storage is easily convertible into a guest bedroom with en suite or for other use, and there is also considerable scope for further extension to the main house (STP).
Aston Tirrold is an attractive village, located south of the historic city of Oxford at the foot of the chalk downs, providing wonderful walking and riding opportunities. The village and neighbouring Aston Upthorpe are highly regarded and well equipped with post office, garage, two churches, village hall, cricket club. Didcot Parkway station is 4 miles away, as is the attractive market town of Wallingford providing a full range of daily amenities and services including a large Waitrose, hospital, doctors and dentists, individual and high street shops and several good restaurants. More extensive shopping facilities are found at Newbury, Oxford and Reading. Excellent local schools include Downe House, The Oratory, Moulsford, Cranford House as well as a wide choice of schools in Oxford and Abingdon including Abingdon School, The Dragon, Headington, St. Edward's (Oxford) and Radley (near Abingdon).
From Pangbourne, proceed out of the village towards Streatley-on-Thames. Continue straight over the traffic lights in Streatley- on-Thames and then take the first left turn signposted Wantage A417. Proceed on this road for about 4 miles then turn right onto Chalk Hill (signposted to Aston Tirrold and South Moreton). Turn right onto Aston Street and The Chestnuts can be found on the right hand side, shortly after the turning for Rectory Road.
