Sunny Corner (a former coach house) is a lovely family home in a private setting within a conservation area in the village of Birnam. This detached house offers bright flexible accommodation and is set in gardens extending to approximately one third of an acre. The drawing room has an open fire, wooden flooring, garden access and a large window to the front of the property. A cloakroom leads from this room, as does the sitting room where there is an inset wood-burning stove. The dining/kitchen has modern fitted units and a tiled splashback, as well as a built-in electric cooker and a gas hob. French doors open onto a patio area. The property benefits from both a large utility area and a laundry room. On the first floor is the master bedroom with adjoining shower room and dressing room area. There are three further bedrooms on this level and a large family bathroom with integrated storage.
Entrance to the property, which is enclosed by a low-level stone wall, is through a wooden five bar gate onto a gravel driveway with ample parking space. A gate in the white picket fence leads to a patio area at the front of the house with views over the nearby woodland. At the side of the porch there is a lawn area with flower beds, shrubs and a raised seating area. At the rear of Sunny Corner there are steps leading up to a further garden and a walled area which surrounds a 10m x 5m heated swimming pool.
The village of Birnam has a host of amenities such as a village shop, a post office, an arts centre and the famous Beatrix Potter Garden. Birnam Arts offers a diverse programme of theatre, music, workshops and exhibitions. The area is surrounded by countryside for a wide range of leisure pursuits such as walking, cycling and fishing. Nearby there is a golf course, bowling green, play parks and tennis courts. The Royal School of Dunkeld (primary school) is within easy walking distance of Sunny Corner. There is also a medical centre nearby. Dunkeld, in its lovely setting with the cathedral on the banks of the River Tay, provides further shops, hotels, restaurants and facilities. There are good road links with the A9 in close proximity providing easy access to Perth as well to Pitlochry and further afield. Dunkeld & Birnam Station is within a comfortable 5 minute walk from Sunny Corner and provides regular services to Perth, Edinburgh, Glasgow and Inverness as well as the sleeper train service to and from London. Intercity buses as well as local buses stop in Birnam.
Perthshire is also renowned for its opportunities for country sports including pheasant and grouse shooting. There is salmon and sea trout fishing available on the River Tay system with plenty of trout fishing in nearby lochs.
From Perth, take the A9 north to Dunkeld. Follow that road for 11 miles before turning right to Birnam. Proceed into the village before turning left onto Birnam Glen (opposite the hotel and immediately after the Beatrix Potter Garden). Sunny Corner is the second house on the left.Read all
