A detached village house and annexe

Download brochure

Blackwell House is built of stone with a distinctive white rendered facade and sits on the edge of the village overlooking the green.

Set back from the village lane, the property is approached through a pair of wrought iron gates which lead to a parking area, off which the front door opens into the entrance hall with staircase to the first floor. There are three reception rooms, with the drawing room having an open fire. The cosy sitting room has extensive bookshelves and is next to the kitchen/breakfast room, which is fully fitted and overlooks the garden. Planning permission has been granted to extend the kitchen with additional space above. A staircase leads from the entrance hall to the first floor, where there are four bedrooms, one of which is en suite, a family bathroom and a secondary staircase which leads to a useful attic storeroom.

In the garden, attached to the garage, is the annexe, which comprises an entrance hall with shower room and door through to a kitchen/living room and stairs to two bedrooms, one through the other. One of these bedrooms has an en suite WC and basin. The garage could be incorporated into the cottage, subject to the necessary planning permissions.

The garden is predominantly to the rear and laid to lawn with a number of mature fruit trees. In addition, there is an area of vegetable garden and terraces which run along the eastern side of the property.

Blackwell House is situated in the attractive south Warwickshire village of Blackwell, two miles from Shipston-on-Stour, which provides for most everyday needs. The historic centre of Stratford-upon-Avon is within eight miles and provides a wide range of cultural, educational and leisure facilities. Communication is excellent with the Fosse Way providing swift access to the M40, whilst the regular mainline rail service runs from Moreton-in-Marsh to Oxford and London Paddington taking from 31 and 100 minutes respectively. From Banbury, 17 miles away, trains run to London Marylebone taking from 55 minutes.

From Moreton in Marsh take the A429 north towards Shipston on Stour and Stratford upon Avon. After about 6 miles take the left turn signed to Blackwell. On the edge of the village proceed straight ahead and at the T junction turn left. Blackwell House is the last property on the right hand side.

From Stratford upon Avon take the A3400 south towards Shipston on Stour. In Newbold on Stour take the right turn signed to Armscote. In Armscote fork left signed Blackwell and on entering Blackwell take the first turning on the right and proceed along the lane. Blackwell House is the last house on the left.
