An exceptional period barn conversion with views over countryside

Brockhill Barn is a beautifully designed contemporary barn conversion that has been sympathetically renovated and refurbished, with exposed beams contributing to its rustic charm, and light open spaces created by the clever use of large statement fenestration. The accommodation is light and airy with many of the rooms exploiting the wonderful outlook over the gardens and countryside beyond. The barn’s many features include exposed oak and elm beams, semi-honed Jesuralem Stone floor and under-floor heating throughout the ground floor, oak doors, wiring for audio, and vaulted ceilings that create dramatic spaces in the bedrooms. The galleried reception hall, entered via reclaimed antique double doors, creates a welcoming impression upon entering the house and provides access to the principal rooms. A key feature of the property is the spectacular galleried drawing room with its impressive vaulted ceiling and full height windows. An exposed brick fireplace, with an inset log burner, separates this room from the adjoining dining room and two sets of sliding doors reveal the reception hall and kitchen/breakfast room. The kitchen is fitted with a range of glossy units, granite worksurfaces and integral appliances including a Gaggenau 4-ring ceramic hob, Gaggenau double oven, a Smeg dishwasher and a Gaggenau refrigerator and freezer; double doors open out from the breakfast area to the rear patio, thereby creating extended dining/relaxation space. Positioned off this room is a cosy snug featuring a contemporary gas fire. The ground floor further comprises a utility/boot room and a cloakroom.

The first floor is accessed via a cantilevered oak staircase with low level lighting, that rises to an S-shaped landing where exposed beams have been complemented by concealed lighting. The master suite comprises a bedroom offering beautiful views over fields and countryside beyond, an en suite shower room and a generous galleried dressing room/study. There are three additional bedrooms, one with an en suite shower room, and a spacious family bathroom.

In addition to the main house and adjoining the garage, there is ancillary accommodation in the form of a self-contained annexe arranged over two floors and comprising a sitting room with a kitchenette, a bedroom, shower room and a games room (formerly a garage and could be reinstate if wished).

Outside

The property is accessed via electrically operated double gates that open onto an expansive gravelled driveway/parking area. The landscaped gardens provide an idyllic setting for house and comprise areas of lawn, well stocked flower/shrub borders and an area of natural meadow. To the rear, a secluded patio area extends the width of the house and features an ornamental pond, raised flower/shrub beds, clipped box hedging and a variety of climbing plants/shrubs.

Situation

Brockhill Barn enjoys a rural location yet is well placed for transport networks and local amenities. Heathrow airport is just over 11 miles away and there are regular train services to London Waterloo from Ascot, Martins Heron and Bracknell stations; London Paddington is accessible from Maidenhead Station (due to benefit from the Crossrail high-speed route).

The towns of Ascot, Maidenhead, Windsor and Bracknell (with its new Lexicon shopping centre), offer an excellent range of shopping/ leisure amenities and there are well-regarded restaurants and gastropubs in the area including the nearby Winning Post.

For leisure there are prestigious golf clubs in the region including Wentworth, Sunningdale, Swinley Forest and The Berkshire; polo is available at Coworth Park, the Royal County of Berkshire Polo Club and Guards Polo Club and horse racing may be enjoyed at Ascot and Windsor. The picturesque local countryside and Swinley Forest boast excellent walks with horse riding at Chobham Common and Windsor Great Park.
