High Trees is an extremely attractive red brick house of individual design, which offers beautifully presented, light filled and flexible accommodation. At the centre of the house is the light and welcoming reception hall from where an open tread staircase leads to the large first floor landing and doors lead to the reception rooms, conservatory, kitchen and cloakroom. The integral garage/utility room is accessed from the entrance lobby. The well-proportioned sitting room has an attractive feature brick fireplace and connects through to the conservatory which currently provides an informal dining area. The well-appointed kitchen is fitted with a range of wall and base units and benefits from attractive views over the gardens and beyond. Adjacent to the kitchen is the dining room with garden views and a glazed door leading out to the paved terrace. The integral garage provides potential for a variety of uses and currently serves as a utility/store room. A cloakroom completes the ground floor accommodation.

On the first floor, expansive windows flood the large landing area with natural light. This area currently serves as a music/sitting area, but could be used for a variety of purposes. From the landing there are doors to the four first floor bedrooms, which include the main bedroom with built in cupboards and wardrobes. From the second and fourth bedrooms there are far reaching distant views of the River Orwell and of a lake within the meadows of the neighbouring Area of Outstanding Natural Beauty. The predominantly lawned gardens continue around the southern side of the house to the rear. Immediately to the rear of the house is a paved terrace which provides a sheltered seating area with views down the garden and beyond, across the attractive undulating countryside within the adjacent Area of Outstanding Natural Beauty. Within this enclosed area of garden, attached to the house is a very attractive covered seating area with glazed roof which in turn leads to the outdoor brick and pantile office. There are some magnificent trees including Sycamore and Horse Chestnut as well as two small garden stores. A 5 bar gate leads to a further area of garden within which is the attractive studio/workshop outbuilding which has power connected.
