Old Broomhall is a charming property being part of, we believe, a former hall house and showcases beautiful period features including exposed timber and brickwork, flagstone flooring and working fireplaces. On the ground floor the reception hall leads to the dual aspect sitting room with open fireplace, and to the family room which links to the spacious kitchen/breakfast room through an archway with exposed timbers. The kitchen/breakfast room features a stunning vaulted ceiling, farmhouse-style wooden units, double AGA and brick fireplace with log store. A utility room, boot room, walk-in larder and contemporary-styled family bathroom complete the ground floor accommodation.
To the first floor a mezzanine landing leads to the principal bedroom with dressing room and en suite bathroom with free-standing roll top bath, and three further bedrooms (with the option of utilising one as a study).
The detached one-bedroom annexe features a sitting room with vaulted ceiling, full-height windows with double doors leading to its own terrace area and a fireplace with wood-burning stove. There is also a kitchen, bedroom and shower room.
Old Broomhall is accessed via a private driveway leading to timber gates that open onto a gravel drive, with ornamental water feature, and which, together with the garage, provides ample parking.
The delightful landscaped gardens are situated to the front and side of the property with flagstone and gravel terraced areas, and brick herringbone pathways shaded by pergolas with climbing plants; creating the ideal space for enjoying the privacy and seclusion. Set on different levels, the garden also boasts a well-kept lawn, raised flowerbeds and a variety of mature shrubs, specimen trees and hedgerow, providing a wealth of year-round colour and interest.
The property is located close to the village of Warnham, and under 2-miles from the market town of Horsham. There are a variety of amenities in the local villages including a large supermarket and leisure centre in Broadbridge Heath, and a traditional Butchers, village store and two pubs in Warnham. Horsham offers a wider range of shops, restaurants and amenities, with both Horsham and Warnham benefiting from mainline train services to London (in about 55 minutes and 75 minutes respectively). The nearby A24 and M23 also provide access to London, Gatwick and the south coast.
The surrounding countryside offers plenty of picturesque walks with Warnham Nature Reserve and Warnham Deer Park close by (about 1-mile distance). Surrounding recreational facilities include a number of golf courses and racing at Brighton, Fontwell and Goodwood.
There are also a number of good schools in the area including Warnham CE Primary School, Farlington, Tanbridge House School, Christs Hospital, Millais Secondary School for Girls and Forest School for Boys.
Heading south on the A24, at the Deepdene Roundabout (on Deepdene Avenue) take the 2nd exit onto Horsham Road (still the A24) and continue for about 3 miles. At the Beare Green Roundabout, take the 3rd exit to continue on the A24. After about 2.3 miles (at the Clarks Green Roundabout) take the 3rd exit and continue for just under 4 miles, passing through the village of Kingsfold, before turning right onto Knobb Hill (which becomes School Hill). At the roundabout, continue straight onto Church Street passing through Warnham village. At the next roundabout, continue straight onto Bailing Hill (which becomes Broadbridge Heath Road). The entrance to Old Broomhall will be found on your left hand side, a short distance after the turning to Robin Hood Lane.Read all
