The site is approximately 12 acres and has a portal framed building, part of which may be suitable as a shelter. Please note the building has not been checked for its structural condition and has a cement fibre roof. The building may only be used at the occupiers own risk.
The fencing is dilapidated in parts and it will be the tenants responsibility to repair and maintain the boundary fence.
The site is accessed via a wooden gate off Broadford Lane, which in turn is accessed off Castle Grove Road. There is a concrete track running from the entrance of the field to the building. There is a gateway along Broadford Lane which must be kept locked at all times.
The site is a former landfill site which was filled in a number of years ago, covered over and is suitable for grazing. The tenant may top the grass but will not be allowed to cultivate or improve the land.
There are a number of boreholes around the edge and within the site that relate to the land formerly being a waste disposal landfill site. These are monitored every 3 months as a minimum and access will be required without prior notice.
The permitted use of the land will be the grazing of agri-cultural livestock, horses, ponies or any other equestri-an use. The growing of grass for hay or haylage will also be considered. No fires are permitted anywhere on the site
