An immaculately extended house, with home office potential and stunning southerly views

The property

2 Brookfield Cottages was extensively renovated and extended in 2017 adding 50% more space and creating a wonderful south-facing open plan area on the ground floor. The renovation has included, although it is by no means an exhaustive list, all new Evolution double glazed windows throughout, real solid oak flooring over much of the ground floor, bespoke oak doors with Suffolk latches, rewiring, re-plumbing and the installation of a new Vortex waste treatment plant.

The house is now entered via a glazed oak porch, which doubles as a boot room, the eye is immediately drawn through to spectacular views over the River Welland. To the left is a neatc cloakroom and, beyond the glazed oak staircase, a beautiful breakfast kitchen which has a range of fitted units including a built in dishwasher and microwave, a Belfast sink, a central island, and stunning ‘Kashmir Gold’ granite work surfaces. This leads through to a dining area and family room beyond with a wood-burning stove and French doors which open onto a south-facing terrace. Running from this is a further sitting room with a working fireplace. Upstairs, there are three generous double bedrooms and an exquisitely decorated and equipped bathroom with half panelling, a Methven shower and separate bath.

Outside The house is approached by a five bar gate which leads to a front garden and generous gravel driveway, with space for 4 well-parked cars. The rear garden is accessible by a side entrance leading through to a small courtyard area, followed by a walk-through store room. Beyond is a workshop which is wood-clad, fully insulated, has electricity and water connected and a feature window with views over the valley. The bulk of the garden is set to lawn with a kitchen garden to the eastern side and well panted borders to the west. At the southerly end, there is a raised brick area with a stone terrace, ornamental pond and wooden decked area, perfect for admiring the changing seasons with a glass of wine in hand.

The house is positioned within a small hamlet just to the south-east of Medbourne, which is just over half a mile away and is one of the most sought after Welland Valley villages with a village shop, post office, preschool, the Nevill Arms Inn and Restaurant with its own tea rooms and the Medbourne Sports Club which has access to tennis courts, cricket and football pitches. Market Harborough is just six miles away and offers a good selection of shops and supermarkets as well as rail access into central London, via St Pancras International. The Midlands road network is easily accessed with the M1, M6, M69, A47 and A14 all within reach.

From Market Harborough take the A4304 north passing over the roundabout with the A6 and then taking the first left along the B664 signposted to Uppingham. Follow this road for about five miles, passing through the villages of Sutton Bassett and Weston by Welland until you reach Medbourne. Within Medbourne, follow the same road around to where is becomes the Drayton Road and takes you east out of the village. The access road to 2 Brookfield Cottages is to be found on the right hand side about half a mile out of the village. Follow this track and the house is the last on your right.
