Manor Barn is an exceptionally well finished and substantial barn conversion which offers good sized family accommodation over two floors with a high degree of flexibility which could suit working from home. On the ground floor there is underground heating throughout and the property is double glazed with a very high level of insulation. Of particular note is the large double sided wood burner which serves both the dining and drawing rooms and the superb kitchen/breakfast room which has quartz worktops and sinks, Neff appliances, including a coffee machine, and limestone flooring. Much of the flooring is either high quality limestone or hardwood engineered floors, however the impressive staircase is American oak, along with the skirting boards and architraves. The spectacular vaulted drawing room, which is the full height of the barn, has a genuine sense of theatre and is a wonderful entertaining space.
On the first floor there are three double bedrooms including the fine principal bedroom suite with a dressing room. The bathrooms are all of high quality. The final two bedrooms, which also have en-suite shower rooms, are situated downstairs in a separate wing with bedroom 2 having French doors to the rear terrace.
Manor Barn has been exceptionally well maintained and is immaculate throughout. Another feature of the barn is LED lighting which has a number of different programmes producing dramatic effects. Manor Barn is heated via two air source heat pumps and there is an impressive plant room which houses the tanks and heating equipment.
This property has 1.2 acres of land.
Manor Barn is approached via a recently re-laid tarmac driveway with two generous passing spaces. Initially a shared access, which is formally documented (please speak to the agent for more details), the barn is approached via its own generous gravel driveway and parking area which leads to the 4 bay cart shed, two bays of which are open and two are secured. This has been built oversized, and therefore the open bays easily accommodate large vehicles. There are superb views from a number of the bedrooms and from the property in general to the north and east over the surrounding countryside. Much of the gardens at Manor Barn are laid to lawn and offer a blank canvas for the gardening enthusiast. Closer to the barn there are parterres with a number of superb flower beds and shrub borders and of particular note are some Peter Beales roses at the front of the barn and to the east of the kitchen/breakfast room which has double doors opening out on to a raised terrace. There are also two wood stores and a small secure courtyard which gives separate access to the games room which can be suitable for a home office.
Manor Barn is situated one mile from the small village of Caston which has a public house. Attleborough, Wymondham and Hingham provide a more comprehensive range of amenities and from Attleborough (4 miles) there is a regular train service to Cambridge. There is good schooling in the area including Wymondham College, a renowned state boarding school. Norwich provides a comprehensive range of amenities, being the regional centre. The A11 dual carriageway is about 4 miles to the south-east and gives excellent access to both Norwich and the south including Cambridge, Newmarket and Stansted Airport. Caston sits on the edge of the Breckland area of Norfolk which is a sparsely populated and very attractive part of the County.
From Norwich head south-west on the A11 and at Attleborough take the B1077 towards Watton. Continue through Great Ellingham and Rocklands and Manor Barns driveway will be found on the right hand side before entering Caston.Read all
