An attractive Edwardian house with over 3,400 sq. ft. of living space, situated in Chagford

Northfield was built in 1910 and has been in the same family ever since. The current owners have sympathetically updated the property and created a beautiful family home, maintaining the original period features. All of the rooms are spacious and light, with high ceilings and large windows.

On the ground floor there is an entrance porch, entrance hall, boot room, a drawing room with a beautiful stone fireplace, a conservatory and an open plan kitchen/family/dining room. The stylish Smallbone kitchen features a Britannia range, granite surfaces, integrated appliances and a central island with a solid granite surface. On the first floor is the master bedroom, three further bedrooms, a family bathroom and a separate cloakroom. The south-facing master bedroom has a bay window, a bespoke Strachan wardrobe and an ensuite bathroom with a Matki walk-in shower. There are four double bedrooms on the second floor, plus a family shower room, again with a Matki walk-in shower.

Northfield is approached through double gates into a gravelled parking and turning area to the front of the property, which leads to a double garage and the gardens. A paved terrace, ideal for ‘al fresco’ dining and entertaining, lies to the rear of the property and is accessed from the conservatory and rear hall. The beautiful south-facing gardens are bordered by fencing, established hedging and trees, providing a secluded and private space which backs onto a field. A lawned patch of garden off the terrace leads through an arch to the productive vegetable garden with apple, plum and pear trees. A summerhouse and greenhouse are found here, both with electricity connected. The outbuildings lie to the side of the house and comprise three storerooms, a laundry room and a gardeners WC.

Northfield is located on the outskirts of the popular Dartmoor market town of Chagford. The town offers a wide range of local amenities including a number of shops, a delicatessen, ironmongers, wine merchant, art gallery and a number of boutiques. The town also has a primary school, St. Michael’s Church, mobile bank, health and dental centres and excellent sports facilities. In 2015, Chagford was named by The Sunday Times as the best place to live in Britain’s countryside. The award-winning Gidleigh Park Hotel is just over two miles away and Bovey Castle, three miles away, has a championship golf course and superb spa facilities.

Due to Northfields’s positioning within the Dartmoor National Park, there is the potential for riding, cycling and walking directly from the property. Dartmoor National Park covers an area of 368 square miles and features hills, valleys, granite tors and rivers, providing a dazzling backdrop to a range of outdoor activities.

The cathedral city of Exeter, approximately 21 miles away, is the most thriving town in the South West. The city offers a wealth of cultural activities with the theatre, the museum, arts centre and a variety of good shopping including John Lewis, Waitrose and many restaurants. A good number of primary and secondary schools can be found in Exeter, including Exeter School and The Maynard School, whilst Exeter University is recognised as one of the best universities in the country.

The M5 motorway at Exeter provides good links to Bristol, London and the north. The A38 to Plymouth is just south of Chagford and the A30 is 5 miles away. There are regular rail services to London Paddington from Exeter St. David’s with a journey time of just over 2 hours. Exeter International Airport provides an ever-increasing number of domestic and international flights, including daily flights to London City Airport.

From Exeter, take the A30 in the direction of Okehampton/Torrington/A386. After approximately 15 miles, take the exit onto the A382 toward Moretonhampstead. Continue on the A382, following the signs for Chagford. Enter the town, passing the welcome sign for Chagford on the right, and the entrance to Northfield is found on the left hand side soon afterwards.
