Peasebrook Farm is approached down a long driveway. The barn is a stunning conversion with a 47 foot reception room and open plan kitchen. The kitchen leads to a utility room, perfect when coming in from the yard. There are three double bedrooms and two bathrooms finished to a high standard. The equestrian facilities are of a high calibre, currently run as a top quality dressage facility but with the scope for other equestrian uses. The equestrian facilities, approached by a separate drive from the road, are excellent, with extensive lorry parking, horse walker, mirrored Olympic sized outdoor arena (60 x 20 metres) and mirrored indoor arena (40 x 20 metres) together with a lunge ring and all-weather turnout pen all with Martin Collins surfaces. There are 23 stables, most in an American barn, which also houses a solarium, tack room with wc and mess room facilities, wash bay and tacking up area. There is a feed barn and workshop and Dutch barn open to two sides. 16 post and rail paddocks, including two stallion paddocks and a 23 acre grass field currently used for haylage. Boundaries are mostly of hedging.
This property has 40.64 acres of land.
The barn is approached by a driveway past two post and rail hedged paddocks over a brook with concrete courtyard and parking area with central shrub bed. There are further shrub beds and to one side plum, apple, damson and cherry trees. There is a landscaped west facing garden with huge flagstones interspersed with rockery plants, large blocks of stonework providing rockeries with plants and evergreens and a large circular fish pond with lilies and aquatic plants. Beyond the rockery is a lawn with shrub border.
Peasebrook Farm is situated between the lovely Cotswolds villages of Broadway and Winchcombe at the foot of the Cotswold Hills. Neighbouring villages have shopping facilities for day to day requirements, whilst Evesham, Cheltenham and Stratford-upon-Avon have a wider range of leisure, cultural and educational facilities. The property lies within the North Cotswold Hunt and there is excellent riding along lanes and bridle paths to the west of the property. There are race courses conveniently situated at Cheltenham, Worcester, Stratford upon Avon and Warwick and excellent motorway connections with the M5 about 11 miles away. There are train stations in Evesham (about 6 miles) and Moreton in Marsh.
Take the Broadway by-pass (A44) and at the second roundabout turn left onto the B4632. Continue for about 1 mile and turn right signed to Winchcombe (B4632). After about 1 mile you will see a large Cotswold stone boulder on the right hand side with the name Peasebrook Farm. Turn into the entrance and proceed down the drive and turn second right into Peasebrook Farm.Read all
