Mill Cottage is a delightful Grade II Listed cottage, which in 2019 was rethatched by the current owners. The property benefits from two bedrooms and a wealth of original details and features throughout, lending the attractive accommodation genuine character. The main ground floor living space is presented in a semi open-plan layout, separated only by vertical timbers. There is a comfortable sitting room with a fireplace featuring its original timber lintel, and now fitted with a woodburning stove. There is also a beautifully presented dining room, with wooden flooring and a dual aspect. The kitchen and breakfast room has shaker-style units in cream, terracotta floor tiles and space for all of the necessary appliances, as well as a breakfast table. Upstairs there are two double bedrooms, both of which have fitted eaves storage. The family bathroom can be found on the ground floor.
At the front of the property there is a small and attractive walled garden, with a gate and pathway leading to the front entrance. There is a block- paved driveway to the side, with a five-bar wooden gate leading to the paved terrace and driveway to the rear, which provides a combination of parking space and seating area for al fresco dining. There are further attractive gardens to the rear, with a sizeable garden shed, an area of lawn, colourful border flowerbeds, several mature trees and towards the back of the garden, a further sunny paved terrace area and a timber-framed summer house.
The property is located in the small and charming village of Chilton Foliat, beside the meandering River Kennet in the heart of the North Wessex Downs Area of Outstanding Natural Beauty. The village has a local pub, a village hall and a primary school, while further schooling is available in nearby Hungerford. Hungerford also offers a variety of shops and supermarkets, as well as a mainline station providing direct services to London Paddington (52 minutes). The larger town of Newbury is within easy reach via the A4, and provides an excellent selection of shopping and leisure facilities. The area is well connected by road, with the M4 less than four miles away.
From Newbury, take the A4 heading west and after crossing the River Kennet in Hungerford, take the second exit at the roundabout onto Charnham Park. After just less than half a mile, at the junction, turn right onto the B4192 and continue for just over a mile, into Chilton Foliat. You will find the property on your right-hand side, just after the turning for Leverton Lane.Read all
