Newbury House was built approximately 30 years ago and has been lived in by the current owners since new. The house is an elegantly proportioned and well-arranged family house in a lovely setting. On the ground floor there is an attractive drawing room with views over the garden and stream beyond, this room has an open fire place and windows on 2 sides. There are double doors, leading into the well-proportioned dining room, which when open creates one big room, ideal for entertaining with a good source of natural light. The John Lewis Shaker kitchen/breakfast room flows seamlessly into a wooden painted conservatory, again with views over the gardens and stream. On the first floor there are 5 bedrooms, the principal bedroom benefiting from an ensuite bathroom. The other bedrooms are served by the good sized family bathroom.
The house is accessed via a gate and gravel driveway and has ample parking. There is a double garage to one side. The grounds at Newbury House are a real asset and provide a pretty backdrop to the house. There is a South facing terrace which is accessed from the conservatory, drawing room and sititng room. The gardens are mainly laid to lawn interspersed with mature hedgerows, shrubs and mature trees. The lawns border the stream which leads to the River Kennet, and has not flooded the garden in the owners' 30 years there.
The property is located in the small and charming village of Chilton Foliat, beside the meandering River Kennet in the heart of the North Wessex Downs Area of Outstanding Natural Beauty. Chilton Foliat is a popular village with good local amenities including a primary school, public house and church. It is close to the pretty market towns of Hungerford and Marlborough, both of which offer very good shopping and restaurants, and Hungerford is particularly well known for its antique shops. Communication links in the area are very good with easy access to the M4 motorway (J14) and the A34 at Newbury linking with the national road network, and there are mainline stations at both Hungerford and Newbury both with train services into London Paddington. The area is well served for schools including Chilton Foliat Primary School in the village, Marlborough College, Dauntseys, Downe House and Cheam School.
From Newbury follow the A4 west to Hungerford. Pass the Texaco garage on your left, continue over the next mini roundabout passing the Bear Hotel on your left and take the right turn onto the B4192 signposted to Chilton Foliat. Follow this road for approximately 2 miles until you reach the village, pass the Wheatsheaf pub on the right and the property will be found on the left, a short distance after the church.Read all
