A newly-built high specification property with flexible accommodation, just 5 miles from Exeter

Ferndale is an exceptional, contemporary detached property with flexible accommodation that can be arranged to suit the purchaser’s needs. The house has been designed to a high specification with quality fixtures and fittings throughout including oak doors, large powder-coated aluminium windows, Astro Lighting, travertine floor tiles and a zoned heating system.

A spacious open-plan kitchen/breakfast/sitting room and reception hall comprises the main living space on the ground floor. In the heart of this room is a double-sided Firebelly wood burner, providing a striking focal point upon entrance to the house. The stylish kitchen, with feature down-lighting, is well-equipped with a central island and oak-topped breakfast bar, Neff induction hob, Neff dishwasher, integrated fridge-freezer, combi-oven, microwave, warming drawer and extractor fan. The ground floor has the benefit of underfloor heating and there are two large floor-to-ceiling sliding doors that lead out to the gardens from the open plan reception room. A utility room is adjacent to the kitchen, with a long horizontal picture window and plenty of additional fitted storage units. There are two double bedrooms on the ground floor, one with a contemporary en suite shower room featuring a large-walk in rain shower. Depending on the purchaser’s needs, bedroom 5 would also work well as a separate dining room. A cloakroom completes the ground floor.

An oak staircase with a glass balustrade leads upstairs to a galleried landing with a skylight, large feature windows and a unique bridge leading across to the master bedroom. A door from the landing leads out to a spacious roof terrace that has wonderful far-reaching views of the surrounding Devon countryside. The large master bedroom benefits from very large glass sliding doors providing access to the roof terrace, as well as large windows that take full advantage of the views. It also has a dressing room and a stylish en suite bathroom with a freestanding bath, a walk-in rain shower and his-and-hers twin basins. Two additional double bedrooms are located on the first floor, one with a Juliet balcony, and both with striking full-height windows. A well-presented family bathroom, with contemporary fittings including a rain shower, is accessed from the landing.

Outside

Ferndale occupies a large plot and has a good-size garden. The property is approached via an electrically-operated gate that leads to a large double garage with sensor-activated doors, providing space to park 2-3 vehicles. The front garden at Ferndale is attractively landscaped, with a raised bed planted with flowering shrubs and foliage. To the side of the property is a spacious area of lawn, whilst to the rear is a patio that provides the ideal space for al-fresco dining and entertaining. A pleasant evening and night-time ambience is created by well-placed exterior lighting.
