A Grade II* Listed Manor House, with detached barn offering office space and self-contained annex.

A residence in the same family for the past 25 years, the Manor House provides excellent access to Cambridge and Huntingdon train station. Dating from the early 15th & 17th century, The Manor House is an imposing period red brick residence with Dutch gables offering over 4,000 sq. ft. of light-filled flexible accommodation arranged over two floors. There is a wealth of retained character features including sash windows with shutters, open fireplaces and many exposed wall and ceiling beams. The ground floor accommodation flows from a spacious welcoming reception hall with original Jacobean staircase and comprises a generous drawing room with open fireplace, a large imposing dining room with inglenook open fireplace and French doors to the gardens. The well-proportioned wood-paneled study is accessed from the drawing room and the hall. It has parquet flooring and a cast iron open fireplace. There is a spacious music room with Ingle-nook fire-place and wood burning stove. The ground floor accommodation is completed by an extensive kitchen/breakfast room with a separate large walk-in larder/utility room which was formerly a dairy. Off the kitchen is a generous dual aspect morning room with French doors to the gardens. The kitchen provides a range of hand-built timber units with granite worktops, a breakfast table, integrated appliances, Belfast sink and four- oven Aga. There is an eye-level double oven, De Deitrich ceramic hob, Kuppersbusch double door fridge with two freezers below and two further freezers. The first-floor accommodation includes a large Master Bedroom which overlooks the garden and has fitted wardrobes. There are four further spacious bedrooms and a large family bathroom, accessible from the main staircase, with corner bath. Two of the bedrooms have direct access to an en-suite bathroom, and one bedroom has a dedicated staircase to the kitchen.

This property has 1.26 acres of land.

The property is accessed via twin brick pillars with double iron gates, a sweeping graveled driveway and courtyard behind the barn offering private parking for multiple vehicles. The drive provides access to the detached double garage with wood store and to the self-contained annexe. The ground floor of the annexe comprises a sitting/dining room, kitchen, cloakroom, and double bedroom with en-suite bathroom. On the first floor is a magnificent vaulted ceiling to a studio and 2 offices (currently on a short term let to a local architect). The formal landscaped gardens surround the property and have 4 lawned areas with a wealth of mature shrubs and trees, a garden pond, well-stocked flowerbeds, feature parterre topiary, numerous seating areas and a large paved terrace offering an ideal space for entertaining and al fresco dining. The well-stocked orchard contains a variety of fruit trees including cherries, plums, pears and a variety of apple trees. There is a Ha-Ha at the end of the garden overlooking paddocks and enjoying far-reaching views over the village church and neighboring countryside.

Award winning Warboys village offers a range of day-to-day amenities including a bakery and tea-room, library, pharmacy, convenience stores, Post Office, dental and GP surgeries, primary school and public houses.
