A charming Old Rectory sitting centrally in its grounds with outbuildings in a popular location
The Old Rectory is a detached period house which sits centrally in its grounds with delightful views over its own gardens, grounds and surrounding countryside, and the historic St Michaels church. The house is not listed, and the original part of the property is believed to date from 1846.
There are excellent ceiling heights throughout, and a number of period features including dado and picture rails, sash windows with working shutters and picturesque fireplaces. In the drawing room, there is a fine marble fireplace containing a wood burning stove, and this light dual aspect room has views to the church and French doors, with full height working shutters giving access to the south facing terrace. There is also a wood burner in the morning room/library, which has a pamment hearth and marble surround. The dining room has a bay window and south facing views, along with an open fireplace with a marble surround. In the kitchen/breakfast room there is a solid fuel Aga, and a Neff oven and induction hob. There are wooden work surfaces, a Travertine floor and a view over the parking and turning area. Adjacent to this, and giving direct external access, is the substantial utility and boot room.
Upstairs there is a generous landing and 5 bedrooms, all of which have delightful views over the surrounding countryside and there is scope for the creation of a number of en suite bathrooms. In addition, there is an office/study area, and two staircases. Subject to the necessary consents, there is also scope to convert the attic in part of the house.
This property has 4.32 acres of land.
The Old Rectory sits centrally in its grounds and is approached via a gravel driveway ending in a parking and turning circle to the front of the house also giving access to the triple garage and outbuildings.
Adjacent to the driveway is a paddock, suitable for a pony and of note throughout the property are the fine broad leaf and coniferous trees, including a superb walnut, Cedar of Lebanon, horse chestnut and copper beech along with some splendid oaks.
To the west of the house is a kitchen garden and to the south is a wraparound terrace and expanses of lawn, one of which is suitable for a tennis court. Also to the west of the house are a number of outbuildings including former stabling, a coach house, wood stores and a greenhouse.
To the north of the Old Rectory is a less formal area, which includes a pond, and areas of lawn interspersed with broadleaf and coniferous trees.
The Old Rectory is situated centrally in its grounds, next to St Michaels church in the small village/hamlet of Coston. Both Hingham and Wymondham provide a good range of local amenities, with Wymondham having a Waitrose supermarket and a mainline station with regular services to both Cambridge and Norwich. Cambridge, in turn, offers a regular rail service to London Kings Cross.
The Old Rectory is well located for access via the B1108, to Norwich and in particular the Hospital, Research Park and University. The A11 dual carriageway (6 miles) gives excellent access to Cambridge and Stansted Airport beyond.
Coston is well-located for the excellent schooling in Norwich, whilst Wymondham College is about 6 miles to the south. There are a number of good primary schools in the area, and Barnham Broom has a pub, primary school and shop, and a popular hotel/golf course/spa.
From Norwich head south-west on the B1108, and head through Barford. Continue for about 3 miles and turn right on the B1135 signposted Dereham. The roads bends to the left after half a mile, bear right, signposted Coston. Continue on this road for about 1 mile and the drive to the Old Rectory is on the left, directly after St Michaels church.
