22 Courtenay Road is a smart and stylish detached property, with four bedrooms and superb views across the town of Newton Abbot and the surrounding countryside.
On the ground floor there are three spacious reception rooms; the sitting room and games room are connected by double doors, both featuring superb views from their full-height windows overlooking the town. The sitting room also has a fireplace, fitted with a wood burner and sliding glass doors opening onto the terrace, while the games room has a bar and lighting for a full-size snooker table. There is also a formal dining room, while the kitchen/breakfast room has a triple aspect as well as sliding doors opening onto the terrace, and includes plenty of storage space, a central island and a range of integrated appliances.
The bedrooms are found on the lower ground floor; all four are well-proportioned doubles. The master bedroom has an en suite bathroom with an over-bath shower and its own dressing area, plus extensive fitted storage. Additionally, there is a family bathroom and a steam room/gym.
The property is found on a side road, just off Courtenay Road, and there is ample parking space in front of the double garage. At the rear there is a terrace area, accessible from the sitting room, dining room and kitchen, while to the side there is an area of lawn, bordered by established shrubs and with a small pond. There is also a further decked terrace area, with all parts of the gardens benefitting from superb views across Newton Abbot and beyond to the verdant surrounding Devon countryside.
22 Courtenay Road is set in a prominent position in the bustling Devon town of Newton Abbot. The town has very good range of schools, shops, restaurants, cafes, a weekly market and mainline train station. Coombeshead Academy and the Stover School, both well-regarded schools, are easily accessible from the property. Newton Abbot is perfectly positioned between the Dartmoor National Park and the beautiful Devon coastline. Dartmoor is only a short distance away and provides opportunities for horse riding, cycling and walking; whilst other leisure pursuits nearby include golf, tennis and wonderful sailing in the waters of Torbay.
Exeter, approximately 17 miles away, is the most thriving city in the South West and offers a wide choice of cultural activities with the theatre, the museum, arts centre and a wealth of good shopping, including John Lewis and IKEA, plus an ever increasing number of restaurants. Many good primary and secondary schools can be found in Exeter including Exeter School and The Maynard, whilst Exeter University is recognised as one of the best universities in the country.
Communication links include a direct rail service to London Paddington from Newton Abbot, and the South Devon Highway has improved the journey times to Exeter and the M5 motorway. Exeter International Airport operates flights to business and holiday destinations, with daily services to London City Airport.
From Exeter, take the A38 Devon Expressway south and filter off onto the A380 towards Torquay. After 10 miles, take the exit towards Newton Abbot/A381. At the roundabout, take the third exit onto Torquay Road (A381), and after half a mile, turn left onto Church Road. Turn right onto Courtenay Road and then at the top of the hill, take a sharp right to stay on Courtenay Road. The property is on the righthand side after a quarter of a mile.Read all
