A beautifully presented Grade II listed cottage in the heart of Hook Norton with stunning gardens.

Doolittle Cottage is positioned in the heart of the popular village of Hook Norton. The property is listed grade II and built of local Ironstone under a part thatched, part tiled roof. On entering from the garden, the house is wonderfully presented with many original features being retained throughout.

The property was refurbished to an extremely high standard 14 years ago and is the most delightful family home. The thatch was last inspected in 2019 and has been continuously maintained. The many original, period features that have been retained include flagstone floors, original hanging shutters over the kitchen windows, impressive inglenook fireplace in the sitting room with stone hearth and over canopy, large inglenook fireplace in the kitchen housing 4 door electric AGA with bread oven and spice cupboard to one side. The turning staircase, low level windows pulling in light and exposed timbers throughout add to the endless charm of Doolittle Cottage.

The ground floor accommodation comprises an entrance lobby with cloakroom and staircase rising to first floor, large kitchen/dining room by Christopher Peters with built in units, dresser with shelves above, butler sink with mixer taps and marble surround, trap door to cellar. The cellar is accessed via stone steps to a flag stone floor and extends beneath the kitchen. From the kitchen a step drops down to the large sitting room with impressive fireplace, stable door to garden and window shutters. (Planning permission was previously granted to extend from the sitting room creating a conservatory/garden room).

The first floor has a good size landing with utility cupboard, exposed wood floor, staircase to second floor, door to bedroom 2, family bathroom, bedroom 3 (currently used as study) leading to the principal bedroom suite with dressing room and en-suite bath/shower room. The second-floor benefits from delightful sitting room/bedroom 4 with doorway to bedroom 5 and loft access.

Outside

On arrival there is ample off-road parking in front of the large double garage with electric up and over doors. The grass verge that surrounds the garage and leads beyond is owned by Doolittle Cottage. This area houses the LPG tank and is also used for storing the bins.

The walled gardens at Doolittle Cottage have been meticulously redesigned by the current owner and are a particular feature. From the rear of the property a solid wood side gate opens to a path that leads to the main door. The lawns sweep away from the house are well stocked with many wonderful plants, shrubs, and flowers in keeping with the style and charm of the cottage. A small stone “privy” is now used for garden tools. Beyond is a decked area that looks back to the house and across to the orchard. The orchard is well stocked with many fruit trees and other mature trees giving the house extra privacy.
