A 19th Century home of distinction located in the pretty highland village of Dufftown
Dullan Brae is a fine detached period property steeped in local history with a south facing outlook. The original part of the house was built around 1856, with a later extension, and carries with it an historic connection to the neighbouring Mortlach distillery (which was the first licensed distillery in Dufftown). George Cowie who took over the running of the renowned distillery, bought the land from the Duke of Fife, had the house built for his family, and remained there until 1923 when the distillery changed hands.
Set out over three levels, Dullan Brae has been painstakingly improved by the current owners, who currently run a successful Bed & Breakfast business from the property, to present a unique and stylish home which has a remarkable blend of modern touches and historic grandeur to create an atmosphere of comfort and quality that many aspire to. A comprehensive 3-year refurbishment has been completed to include 53 new windows, central heating, plumbing and wiring etc. All bathrooms have been tastefully and sympathetically redesigned. There is also a fire alarm system fitted.
The ground floor flows neatly from the welcoming reception hall which has beautiful Victorian tiles on the floor, through to the main reception rooms. The sitting room with wood burning stove and drawing room have gorgeous bay windows from which to enjoy beautiful views of the garden, the distillery and the countryside beyond. The study with open fire, a bathroom and the Butlers Pantry are also on this level.
The majority of the bedroom accommodation is on the first floor, where there is the master bedroom with grand ensuite bathroom, bedroom 3, also with an ensuite bathroom, 2 more bedrooms and 2 bathrooms.
On the lower ground level, the accommodation comprises of a kitchen/breakfast room with modern units, dining room and bedroom 5 with ensuite shower room. All rooms have fantastic south west views over the garden and the distillery. There is also superb storage space in the form of a dressing room, a utility room, bedroom 6 and a conveniently placed garden room with access to the garden.
There is access to the garden from the house on the ground floor and lower ground floor via an external balcony and staircase which is a pretty architectural feature of the property. The gardens grounds are mainly laid to lawn, with some mature trees and shrubs. There is a large car park area with access from the street, a garage (4.6m x 6.28m) also accessed from the street and a bothy with terrace, which has a new roof and a wood burning stove, and is an excellent spot for outdoor entertaining (5.6m x 4.1m)
