A charming and immaculately presented cottage in an enviable tucked-away, semi-rural setting

Situated at the end of a long tree-lined driveway and enjoying a semi-rural setting, The Hawthorns forms part of a small enclave that was originally an old dairy. The attached house offers light and airy accommodation arranged over two floors, and represents the perfect blend of period features and stylish, contemporary design. There is an elegant ambience to the rooms, with character attributes including exposed timbers and painted brickwork, part-vaulted ceilings, ledge and brace doors and stunning arched windows.

A generous reception hall leads into a formal dining room, which provides the ideal setting to entertain guests, with doors opening onto the rear garden for al fresco dining and relaxation. There are two additional reception rooms: the tranquil sitting room centred around a fireplace and enjoying direct access to the garden via double doors, and the tucked-away family room. With a calming, neutral palette, the kitchen/breakfast room is fitted with a range of units and integrated appliances, with a Rangemaster stove at its heart and ample space for informal dining.

One of the four bedrooms is situated on the ground floor and has a well-appointed en suite shower room, ideal for guests, whilst on the first floor, there are three bedrooms including the principal room with an en suite bathroom with tub and separate shower cubicle. A stylish family bathroom at this level features a freestanding ball and claw footed bath tub. A useful cloakroom on the ground floor completes the accommodation.

Outside

The good size rear garden includes a paved terrace which extends from the side to the rear of the house and offers opportunities for outdoor dining and relaxation whilst enjoying the outlook over the beautifully-maintained garden. Additional visual interest is provided by a pergola with climbing plants, and flower borders containing clipped bushes and an array of mature shrubs and perennial plants. To the front of the house is an attractive flower/shrub border and across the courtyard in the garaging block, where the property has the benefit of two garages.

Situation

The Hawthorns is situated within a small exclusive development and enjoys a semi-rural location yet is within easy reach of the day-to-day amenities provided by Ascot, Sunninghill and Sunningdale. The nearby towns of Windsor, Guildford, Camberley and Bracknell offer more extensive shopping, leisure and cultural facilities.

The area has a rural and leafy feel yet is perfectly positioned for easy access to the M3 motorway which provides road-users a direct route to the major road networks including the M25 for access to Heathrow Airport. Regular rail services to London are available from Ascot and Sunningdale stations.

There is a good choice of independent schools in the vicinity, including Charters School, The Marist Schools, St Georges, St Mary's, Papplewick, and Hall Grove, along with the ACS International School in Egham.

Sporting facilities in the area include golf at the prestigious Wentworth, Sunningdale, Swinley Forest and The Royal Berkshire, racing at Ascot and Windsor, and horse riding on Chobham Common and in Windsor Great Park. Attractions for the family include Windsor Castle, Legoland, the 4,800 Windsor Great Park, Virginia Water Lake and Savill Garden.

Directions

With Strutt & Parker’s Ascot office on your right, proceed to the mini roundabout and take the first exit into Station Hill. Continue down the hill, passing the railway station, and through South Ascot. Immediately after passing the playing fields on the right, turn right into Coronation Road and follow the road for approximately half a mile where the road bends around to the left. The entrance to Earlywood Pines will be found a short distance along on the left hand side.
