A charming, Grade II listed home, in a lovely setting, that is light and has good ceiling heights

This delightful and remarkably light Grade II listed cottage offers balanced and flexible accommodation that, in the most part, is orientated towards the south and over the garden to rolling countryside and the valley beyond. To the left as you enter the cottage is the drawing room which is then complemented by both a dining room and family room thereby giving versatility for family life. The kitchen/ breakfast room has a good range of cabinetry and there is a breakfast area where four can sit with ease. There is access from here to the garden and there is a separate utility room and cloakroom.

From the hall, the staircase climbs to the first floor which comprises the principal bedroom suite where the bedroom has a striking, vaulted ceiling and a shower room, three further bedrooms and a family bathroom each with views towards the gardens. Various features such as open fireplaces, exposed brick chimney breasts, elm beams and oak wooden floors all contribute towards an appealing lifestyle and all rooms benefit from excellent natural light and good ceiling heights.

Outside

On arrival across a gravel driveway, there is a garage and workshop of wooden construction. From here there is a garden gate and a pathway that leads across the garden to the front door.

The gardens are over two levels with the lower of the two providing a decent lawned area for children to enjoy and a smaller higher level lawn that gives more commanding views of the surrounding countryside. In the areas to the northern and western end of the house, there are lovely views across fields down into the Pillhill Brook valley, one of the tributaries off The River Test. There is an additional gated parking area for two cars which accesses the lane.

Situation

East Cholderton is a charming village which forms part of a close-knit community of villages including Amport and Monxton that provide an active and vibrant community. There is a pub in the village and nearby Amport has a well regarded primary and junior school feeding into John Hanson Community School. Andover, about 4.8 miles away, and Grateley 6.8 miles away, offer regular direct train services to London Waterloo. The A303 is less than a mile away and gives access to the West Country and the national Motorway network.

Independent schools include Farleigh, Princes Mead, Pilgrims’ and Twyford, and at senior level, St Swithun’s, Winchester, Embley Park and Godolphin.

The area offers plenty of recreational activities including footpaths and bridleways and the River Test which is renowned for its chalk stream fishing. There are numerous golf courses including Leckford & Longstock, Tidworth and Winchester.

Directions

From Winchester, head north on the A34 towards Newbury. On reaching the A303 join that road in the direction of Andover. Continue along the A303 for about 16 miles and after bypassing Andover turn left for East Cholderton. At the end of the slip road bear right towards East Cholderton and turn right onto Wiremead Lane. The property will be found after a short distance on the left hand side.
