A spacious family house with versatile accommodation and wonderful views

The Firs is a handsome family home in a fabulous elevated position with far-reaching views, and offers over 2,400 sq ft of light-filled and versatile accommodation arranged over two floors. The property was architect designed and great care was taken to implement good modern technology including underfloor heating, MVHR, solar panels and high levels of insulation and double glazing. There is a spacious and welcoming double height reception hall with an attractive wooden floor and galleried landing above, which leads through to the reception rooms. The generous sized sitting room looks out across the gardens to the stunning view beyond and there is an attractive brick fireplace with a log burner and french doors opening to the rear terrace. This room in turn leads through to the study/ office. There is an impressive L-shaped kitchen/ breakfast room with a range of modern wall and floor units, a large central island and an Aga, and a light-filled dining area with a vaulted part-glazed roof and a door to the garden. Close to the kitchen is a useful utility room with a range of units, and a connecting door through to the integral double garage. Also on the ground floor there is a large double bed/sitting room with built-in cupboards, a door to the rear garden and an en suite bathroom with bath and separate shower. There are two further well-proportioned bedrooms, both with built-in cupboards, and a family bathroom.

The house sits in the middle of the beautiful south-facing garden and is mainly laid to lawn bordered by mature shrubs, hedges and trees including an avenue of fir trees. The property is approached over a gravelled driveway providing plenty of parking for several cars and giving access to the integral double garage.

The Firs is situated in a wonderful spot on the edge of the village. Eastbury is a small and pretty village in a very desirable part of Berkshire, alongside the River Lambourn and set amidst the stunning countryside of the North Wessex Downs Area of Outstanding Natural Beauty. The village has a great local community and popular pub, and excellent local amenities can be found in Lambourn, just 2 miles away, including a primary school, choice of village shops, doctors' surgery, butcher, bakery and various pubs. Lambourn is at the centre of the racing world in what has become known as 'The Valley of the Racehorse'. Nearby Wantage, Hungerford and Newbury provide a range of shopping and leisure facilities catering for most day-to-day needs. There is an excellent choice of schools in the area including Lambourn, Ramsbury, Shefford, Chilton Foliat and Ashbury primary schools, Pinewood, Brockhurst and Marlston House, Abingdon School, St John's Marlborough, Marlborough College and Downe House.

From Newbury follow the A4 Bath Road towards Hungerford. Cross over the top of the A34 and at the next roundabout take the second exit onto the B4000 towards Stockcross. Continue on this road for approximately 5 miles and at the T-junction turn right on to the A338. Continue into Great Shefford and by The Swan Inn turn left signposted to Eastbury. Follow the road to Eastbury, continue into the village and take the first right turn up an un-named lane towards Eastbury Grange. Continue for approximately 250 yards and the property will be found on the left hand side. The Firs has a shared entrance and is easily identified by flint splayed walls and gateposts.
