Kirkwood is a spacious detached house situated in a private woodland setting on the edge of the much celebrated Marriotts Way a 26-mile footpath, bridleway and cycle route which follows the routes of two disused railway lines which runs between the historic market town of Aylsham and the medieval city of Norwich. Constructed of brick elevations under pantile roof, and entered via an outdoor colonnade portico with hanging baskets, the accommodation inside is capacious, in excellent order and enjoys some excellent rooms. Including, a large well-presented sitting room that leads through French doors to a 42-foot tile floored conservatory overlooking the lawned gardens and woodland beyond; a modern and fully fitted kitchen that leads to smaller dining conservatory with access to the rear terrace. The western wing of Kirkwood has been converted to a large music room, a dining room and shower room, but could easily be configured as a contained annexe with separate access from the front. The ground floor further consists of study, snug, utility room, guest wc and a large downstairs room which is currently used as a bedroom but could easily be another reception room. Upstairs is the master bedroom with en suite bathroom, a further four bedrooms and a separate family shower room.
This property has 0.9 acres of land.
Outside, the property is approached through electric entrance gates onto a sweeping shingle driveway passing by mature shrubs and trees to a shingled parking area in front of the house and a garage. There are attractive lawned gardens to the front and side which are interspersed with a variety of ornamental specimen trees and a paved patio area which wraps round the front porch and to the side of the house. Within the lawned garden there is a ruin of a small former building thought to have been a kirk which is an old Scottish and Northern English word meaning chapel. This makes an interesting centre piece to the garden, beyond which is a natural wooded area being a haven for local wildlife. Additional to this is a very pleasant paved patio area to the rear of the property with some sheds and an access gate down to Marriotts Way.
Kirkwood is situated adjacent to woodland plantations on the eastern fringes of the village of Attlebridge which is a small village community within the Wensum Valley. Local amenities in Taverham are only a short drive away and the now established Northern Distributor Road is only 1.6 miles away providing excellent access to Norwich and the rest of the county. There are various shops and amenities close to the village on the outskirts of Norwich including Norwich International Airport (4.5 miles). The cathedral city of Norwich is the regional cultural centre offering a wealth of high street shops and independent boutiques, as well as a vast array of eateries and excellent schooling both in the private and public sector. Norwich train station has regular services to both Cambridge (80 minutes) and London Liverpool Street (about 120 minutes). The Royal Norwich golf club is also only 3.5 miles away at The Weston Estate.
From Norwich, head North on the Aylsham Road and once past the airport, head west on the Northern Distributor Road. Take the third exit at the second roundabout signposted to Reepham and follow this road for 1.7 miles into woodland before turning left onto Felthorpe Road signposted to Attlebridge. After crossing a small bridge, Kirkwood is the first property on the right hand side.Read all
