Trenance Lodge is a modern village house of mellow brick under a clay tiled roof. The house was constructed about 40 years ago by the current vendors. The house offers light and spacious accommodation and of particular note is the large double reception room with views over the garden and also the generous main bedroom suite. In addition, there is a study, utility and integral garage. Recently, the kitchen, downstairs cloakroom and hall way have all been updated to provide a modern and sophisticated finish. The integral garage, which adjoins the kitchen and dining room, would potentially add further scope and flexibility to the existing accommodation if the necessary consents were sought. Currently, Trenance Lodge offers excellent family accommodation in the form of 4 bedrooms and 2 bathrooms on the first floor.
Trenance Lodge is accessed from the lane via a gravel driveway with ample parking for a number of cars. There is access to the side garden which is predominantly south-east facing and there is a modern natural stone terrace overlooking the gardens to the attractive woodland setting. Beyond the gardens are largely laid to lawn with mature shrubs and mix borders. There is also a glass greenhouse.
Trenance Lodge is situated on the outskirts of the village of Frilsham, in an Area of Outstanding Natural Beauty close to the Berkshire Downs and surrounded by wonderful walking and riding country. In the village itself there is an active local community and excellent facilities including the highly regarded Harriet House school, the renowned Pot Kiln gastro pub/restaurant and the West Berkshire Brewery and cafe/kitchen which is within walking distance. Nearby Yattendon has a village shop, coffee shop/cafe, hairdresser, the popular Royal Oak pub, and Vicars Farm Shop is a short distance away in Ashampstead. Yattendon has an excellent primary school and both Yattendon and Frilsham are in the catchment area of The Downs School, Compton which has been deemed as outstanding by Ofstead. Further afield there is an excellent range of schools including Elstree, St Andrews, Cheam, Brockhurst and Marlston House, Bradfield College, Pangbourne College and Downe House. Harriet House nursery and pre-prep school is about 500 yards away across the park. The larger towns of Newbury and Pangbourne provide a wide range of shopping and leisure facilities. Communications in the area are very good with trains from Pangbourne and Reading into London Paddington, and easy access to the M4 and A34
From Newbury follow the B4009 to Yattendon. Just after the village sign and before the sharp left hand bend, turn right. Continue along this road, crossing over the motorway, and take the next right turn into Coach Hill (signposted Frilsham). Follow this lane for approximately 0.5 miles, as you enter the village the property can be found a short distance along on the left hand side.Read all
