3 Glenearn Park is a charming, cottage-style, detached villa that sits in a small, exclusive development of similar style properties. The property has been immaculately maintained by the present owners, who have occupied since new, some 18 years ago.
The layout has been designed to provide well-proportioned rooms which are bright, airy and flexible in their use. The front door opens to the garden room, which is presently used as a dining room. The garden room has a tiled floor and double doors, which give easy access to the rear garden. Off the garden room is a wide hallway which gives access to all ground floor rooms. The sizeable sitting room has a lovely bay window and feature fire and surround. Double doors lead from the sitting room into a breakfasting kitchen, which has shaker-style units and fitted appliances. Also on the ground floor is bedroom 3/study and a shower room with double-sized cubicle with Matki shower and tiled floor.
On the first floor there is a master bedroom which has an en suite shower room and built-in wardrobe, a further bedroom presently used as a dressing room and a large useful store.
Outside The property is approached via a monoblock driveway bordered on one side with spring bulbs and planters, which leads up to an integrated, single garage with remote controlled door. At the front, the garden is well-maintained and is principally laid to lawn with shrub beds, trees and mature hedging and fencing on either side.
The rear garden has a neat lawn surrounded by mature shrubs, bushes, trees and gravel walkways, and is enclosed by timber fencing making it a safe environment for children and pets. There is a paved patio, which is ideal for al fresco entertaining and relaxing in the warmer weather, which is accessed directly from the dining hall.
The conservation village of Forgandenny is principally made up of traditional stone and slate properties, and has a church, village hall, post office, garage, general store and primary school. The village is served by the Perth-Gleneagles bus service. Perth has an excellent range of high street shops and professional services along with a concert hall, theatre, cinema and leisure complex.

In addition, there is another primary school at Forteviot and additional schooling in Perth, while some of Scotland’s best known private schools in the area include Craigclowan, Glenalmond, Morrison’s Academy and Ardvreck.
There are good transportation links nearby with the M90 and M9 motorways providing easy access to Perth, Edinburgh, Glasgow and the national motorway network. Perthshire is a county of contrasting landscapes. Outdoor activities and recreational pursuits in the area are, therefore, diverse. This includes walking and mountain biking in the Perthshire Hills. Golf is a feature in the area with several courses locally, including the championship courses at Gleneagles. Riding is also popular with pony trekking and livery widely available. There is National Hunt racing at Scone Palace along with regular polo competitions. Glenshee Ski Centre (47 miles) has 21 lifts and 36 runs and offers skiing throughout the winter when conditions allow. Sailing, water-skiing, kayaking and sea plane flights take place on Lochs Earn and Tay. There is trout fishing on local hill lochs and first class salmon fishing on the River Tay and its tributaries. Pheasant, grouse and partridge shooting are widely available in the area and there is stalking in the nearby hills.
From the M90, leave at Junction 9 signposted Bridge of Earn and continue into the village. Turn left onto the B935 and continue to Forgandenny. Continue into the village and when you see the post office on your right hand side, Glenearn Park is the next turning on your left.Read all
