Possibly the finest house in Folkestone

Norrard is a fine example of the superb architecture of the early 20th century. Built for Sir Charles and Lady Tuff in the early 1930s, the house exudes craftsmanship and architectural quality in considerable measure. From the moment one pulls into the drive it is evident that Norrard is a house set apart from the norm.
A discreet front façade, framed either side by mature yew hedging, belies the gracious and elegant symmetry of the principal façade.
A fielded front door leads, via a small vestibule, into the magnificent fully panelled reception hall, which sets the tone for the house, with a wonderful wide mahogany staircase leading to the galleried landing. Off the hall to the left is a cloakroom; to the right is the double aspect study, also fully panelled and with fitted shelving and cupboards. The elegant south facing, part-panelled drawing room benefits from large windows, which flood the room with light, and double doors to the garden. This is the perfect room for formal or informal entertaining; a bolection moulded fireplace is a focal point. Adjacent is the generous double aspect dining room.
A door from the main hall leads into the rear hall, off which are the breakfast room, the well fitted kitchen and a utility room, as well as a useful scullery, pantry and second WC. Stairs from here lead down to a small cellar.
Off the galleried landing are the two principal, south facing suites. The master comprises a generous bedroom with a well fitted dressing room. The bathroom adjoins and a second family bathroom sits next door. The second suite comprises an equally generous bedroom and a dressing room. The latter could convert into a bathroom (subject to any necessary consents). Three further bedrooms and a third bathroom complete the accommodation on this floor.
On the second floor there are three secondary bedrooms and a series of store rooms.
Agent's Note: Planning consent exists for the erection of two detached dwellings in the garden (Y18/0001/PIP). Prospective purchasers are advised that they should make their own enquiries of the local council.
This property has 1 acres of land.
The garden is a tranquil and suitably beautiful setting for this important house. A wide, level lawn on the southern aspect has a central pond and fountain. Flanking either side are two raised areas of garden. To the left is a delightful lightly wooded area with a path that winds around to the end of the garden with steps down to the lawn. On the right, screened by a pergola, is the heated swimming pool. There is a pool room and a large terrace surrounds the pool.
Immediately adjoining the house is a wide York stone terrace. From here a gate leads around to the side of the property where there is a tennis court. Beyond is a small, enclosed area of garden.
Approached off Godwyn Road via a circular drive to the front of the house the drive bears round to the left where there is a double car port and a double garage. The garage has doors at each end allowing access to a hardstanding for car washing etc.
Norrard is situated close to the centre of the seaside town of Folkestone, which offers comprehensive amenities for day-to-day needs. The Leas Coastal path is close by. Sandgate and Hythe provide more specialist services. Outstanding schooling is nearby.
Folkestone West offers High Speed services to London St Pancras (from 52 minutes) as well as services to Charing Cross and Waterloo. Ashford International and Eurotunnel offer regular services to the Continent. The M20 gives excellent road access.
