Background: This stunning coastal property boasts elegant craftsmanship and architectural sophistication. It was designed by renowned architects Reiach and Hall from Edinburgh, and affords unparalleled sea views across the Holms of Stromness and seal colony, Scapa Flow as well as the islands of Cava, Flotta, Graemsay and Hoy. The property is effectively a new build residence, inspired by Icelandic ice house design, and created on the old Stockan’s Bakehouse pier in the historic town of Stromness, Orkney. Situated on the waterfront, the property is located in the World Heritage Conservation envelope and won a Saltire Housing Award for Single Dwelling New Build in 2014 and was shortlisted for the Scottish Home Awards 2014. Among numerous accolades, one of the most fitting comments was: “This was an infill of a derelict sight in a harbour town with a very distinctive character, yet they succeeded in coming up with a positive and ambitious contemporary building set on the foreshore, which fits in excellently with its background".

The architecturally striking, open flowing floor plan is brought to life by features such as the high pitched ceiling, floor to ceiling windows, and a striking staircase which connects the three floors. The imaginative design and use of glass melds indoor and outdoor living, while the ever changing textures and hues of the surrounding environment create a symphony for the eye. Every element from the Fired Earth tiles to the Swedish Contura wood burning stove, works in concert to balance warmth and sophistication.

Access is via a bright and airy welcoming hallway, leading to storage space and the wc/cloak. The kitchen has a comprehensive selection of storage units, integrated appliances and a distinctive black electric Aga. The kitchen opens up into a sleek and expansive living/dining room which has a wood burning stove, large sliding glass door and concealed TV with surround sound wiring. An oak staircase with flush wall lighting, leads to the first floor and a magnificent Master bedroom. The bedroom enjoys east facing coastal views and has a cleverly positioned free standing bath, designed to relax, unwind and enjoy the spectacular surroundings. The master bedroom shares an en-suite with bedroom two.

The upper level is currently used as an artist’s studio, and is flooded with natural light. It is extremely flexible and could be utilised as an extra bedroom if required. It comes with a Butler’s sink, shelving and an en-suite shower room.

The Boathouse is located adjacent to the house and is mainly used for additional storage and as a workshop. It includes an infrared sauna and provides space for a 15ft boat with double doors leading to the pier.

Driveway and covered off street parking for 3 cars. Utility room, Boathouse, outside shower, Jacuzzi, terrace, courtyard, dinghy launch, off shore mooring. The “garden” has been landscaped using Orkney flagstone with surrounding dry stone walls.

Stromness in the West mainland of Orkney is the county’s second largest town. The property is situated close to the town centre and within easy walking distance of the primary and secondary schools, swimming pool, fitness centre and squash courts.

Kirkwall, some 15 miles away, is the largest town on the mainland of Orkney. The town is well served with a wide range of independent shops and several chain supermarkets such as Tesco and the Co-op. There is a wide cultural scene including the annual St Magnus Festival and the Orkney Folk Festival.
