The property The Old Rectory is a delightful Grade II listed country house standing in an elevated position with beautiful views across the Tern Valley to Hawkstone Hill and Grinshill. Along with an adjoining traditional court yard with a home office, potential cottage and garages, it enjoys attractive gardens and equestrian facilities.
While it is thought that a house has stood on the site for many centuries, the one which stands today was built around 1840 as rectory to the nearby church of St. John the Baptist. It enjoys light, attractive and well laid out accommodation embracing period detail and ideal for both comfortable family living and larger scale entertaining. It has a particularly striking double reception room with drawing room and dining room divided by panelled doors, with two fireplaces and four bay windows framing the views beyond.
Along with a comfortable sitting room with an open fireplace, the kitchen is well fitted with an Aga range and a traditional range of cupboards with granite work tops. A further living room is beyond with a fireplace housing a wood burning stove and French windows opening to a paved terrace. A utility room, pantry and cloakroom complete the downstairs accommodation.
Upstairs there is a wide landing off which are four double bedrooms and a family bathroom. The master bedroom has a large en suite bathroom and a beautifully fitted dressing room which could be converted back to a fifth bedroom if required.
This property has 4.86 acres of land.
Outside To the side of the house is the traditional enclosed courtyard with a range of outbuildings. This includes three garages and an entertaining kitchen. Above there are four versatile rooms, ideal for use as a home office, gym and residential purposes (subject to the necessary planning permission being obtained).
The house stands in lawned gardens with stocked borders and paved terraces from where the beautiful views can be enjoyed.
The house is approached off a quiet no through road off which leads the driveway to the house. A tarmac driveway leads to the courtyard and another to a gravel sweep to the front of the house.
There is a stable block with a separate access, all weather arena and grazing land extending to 3.90 acres (1.58 ha)
