Kingfishers is a handsome detached family home built in 1999, with five to six bedrooms and spacious, flexible accommodation. The property is presented to a high standard, including double glazed sash windows, with a light and airy feel throughout.
On the ground floor there are four reception rooms, accessed from a spacious entrance hall with oak flooring. The drawing room is a well-proportioned, light and bright room, with its black granite hearth and back panel gas fireplace and French doors leading to the sun room, which features a vaulted ceiling, travertine floor tiles and overlooks the rear gardens. There is also a study, which could be used as a sixth bedroom if required, plus a good size sitting room. The kitchen/breakfast room has a porcelain floor and is fitted with a range of Farrow and Ball painted oak units with granite worktops, a breakfast bar, Bosch dishwasher, and Neff integrated appliances including a double oven, gas hob, extractor fan and refrigerator. A well-appointed utility room and cloakroom, both with porcelain floor tiles, complete the ground floor.
Upstairs there are five bedrooms, four of which are doubles, with the fifth being suitable for use as a single bedroom or alternatively an office. The master bedroom overlooks the open countryside with seasonal sea glimpses, and has an en suite shower room with Grohe fittings. A family bathroom with a separate walk-in shower completes the first floor.
The property is accessed via electrically operated oak entrance gates, leading to a driveway and spacious parking area, as well as a detached double garage with remote doors. To the rear there are splendid landscaped gardens extending to approximately a third of an acre, with an immaculate lawn, paved terracing and gravelled pathways, as well as flowerbeds and a variety of shrubs and mature trees. A spacious patio with exterior lighting provides the perfect space for al fresco dining and entertaining.
The field directly behind the house is on a lease and under the terms of that lease the land is required to remain in an undeveloped state.
Highly-regarded Exmouth is situated on the South Coast of East Devon, where the River Exe meets the sea. Exmouth itself is a traditional resort with a promenade, elegant Georgian architecture and a bustling centre. The town offers a diverse selection of shops, places to eat and things to do, including top quality water sports such as windsurfing and kite-surfing. The town has a two-mile sandy beach and a popular marina, as well as a train station with a direct line to Exeter. For keen walkers there is access nearby to many miles of coastal path starting at The Needle at Orcombe Point, which denotes the start of the World Heritage coastline. The Exe Estuary has been designated an Area of Outstanding Natural Beauty and offers further exceptional walks and the Exe Estuary cycle path. The cycle path to Budleigh Salterton is also nearby.
The Cathedral City of Exeter is only 11 miles away with its direct railway connection to London Paddington in just over two hours, international airport, connection to the M5 motorway and great business, recreation and retail opportunities.
From Exeter, follow the A376 and take the first exit at the Clyst St. George roundabout onto the B3179. Continue for just under three miles, before turning right, following the sign for Budleigh Salterton. After three quarters of a mile, at the junction, turn right onto the B3180 and then after a mile, turn right onto Marley Road. You will find Kingfishers on the right-hand side after approximately half a mile.Read all
