Hill End is the former headmasters house of Horris Hill School and occupies a wonderful setting with stunning gardens looking towards open fields beyond. The house has been lovingly cared for and extended to create a comfortable country house with a sunny aspect and flexible living space. The house is full of natural light and the principal rooms face south with views over the garden. There are several reception rooms including a traditional drawing room and dining room, and a stunning oak framed garden room which has been created in recent years. The kitchen/breakfast room is well fitted with a range of painted wooden cabinets, a central island and a range-style cooker and is adjacent to the pantry and utility room. It is a light and airy room with patio doors that open out onto the terrace creating a garden-room feel. Upstairs there are three double bedrooms on the first floor, one boasting a roof terrace with incredible views. There are two further bedrooms and a shower room on the top floor.
The house is approached via a gravel driveway on the north side of the house and provides plenty of parking. The mature gardens and grounds provide a beautiful backdrop to the house which is in an elevated position in a spacious clearing of woods and copse, and benefits from a longer rural outlook over fields. There is a beautiful old wisteria which wraps itself around the back of the house and the covered loggia area which is a particular feature of the house and provides a seamless transition between house and garden. The south facing terrace overlooks the gardens, which are laid out in an imaginative fashion with flower borders around the house, and sweeping lawns rolling down to the more wooded areas. The grounds are a beautiful environment in which to wander, and include a wildlife pond with lilies and flag irises. There is a vegetable garden behind smart wooden picket fences and an adjacent greenhouse. In recent years a green oak framed garage and workshop with store room above has been created. This is in keeping with the overall established feel of the property.
Hill End is situated adjacent to Horris Hill School on the edge of Newtown, just on the edge of Newbury itself and benefitting from the wide range of facilities available in the town combined with the beautiful surrounding countryside. Newbury offers a great choice of restaurants, pubs and shops in the market place and Parkway shopping area, and larger supermarkets including Waitrose on the edge of the town. There is a choice of leisure activities on offer with Newbury racecourse and several golf courses nearby. The A34 and M4 are easily accessed and there are fast train services from Newbury into London Paddington. There is a wide choice of excellent schools in the area including Horris Hill, Cheam, Elstree, Downe House, Bradfield College, St Gabriel's, and St Bartholomew's Secondary School.
From Newbury follow the A339 south, passing St Gabriel's School on your left. At the next roundabout take the second exit and pass the Swan Inn on your left, continue for approximately 0.5 miles and take the small right turn signposted to Horris Hill School. Follow the tarmac drive up to the main school, and with the main school building ahead of you, bear right and go across the car park and follow the track to the left between two school buildings towards the playing fields. Continue on this track passing through the playing fields and at the T-junction at the top turn right. Follow the track for a short distance and the entrance to Hill End will be found on your left hand side.Read all
